My team closed on this Guilderland home last week finally. Experience matters and let me tell you why. This beauty closed at $45,000 over list price! Within the first couple of days we had 12 offers. Navigating thru them all, with terms, financing, escalation clauses and more, we picked a winner. AND it wasn’t the highest. Inspections were beautiful. Appraisal was done and for some reason appraiser compared it to strictly ranch style homes within a mile of the subject property. We fought the appraisal by building a case and it was increased to be able for us to make it work and keep the deal together. All of the agents involved, made it work and our sellers were thrilled.
