Low temps and seeing the chimney's of homes puffing away, is a clear indication that old man winter is here and will be around for a little longer. However, in most cases, at the end of winter season, the wood burning fireplace usually gets swept out and the doors closed on it in the midst of spring cleaning and it's put to sleep until the first cold snap in the fall. In the majority of the fire places that get inspected, the most common defect is a build up of creosote in the fire box, the flue and baffles and in the chimney. Not only is it unsightly but it does create a fire hazard in places you don't want a fire. It's generally recommended to have a fire place cleaned and inspected on an annual basis. Insert units that have a blower and are fitted with screens and baffles or a catalytic combuster will generally have a heavy build up in these areas as this the natural flow of the heat and smoke when the unit is in operation. It is recommended to check these areas at least three times during the heating season and get the unit serviced if necessary. It is also recommended by most manufactures that units get cleaned and inspected by a certified heating contractor annually. Fire places are a great source of heat if properly maintained. Don't forget yours when it's time to turn on the AC.

My grandfather used to tell me that firewood warms twice, once in the summer when you are cutting and stacking it and in the winter when you burn it. Get the most out of it.

Being licensed in Home Renovation in Louisiana as well as being a certified Home Inspector, I understand what remodelers and contractors face when taking on jobs. Things such as cost and time management does influence when and how jobs are completed, and lets be honest, there are times that short cuts are taken or the contractor may not have the knowledge or skills to complete a job correctly and up to the State standards as well as their clients standards. There are little things that can become major if they are not detected and corrected soon enough. Small water leaks in walls or ceiling will grow to be a huge problem if they are not corrected, this is why we utilize thermal imaging during inspections. Something as simple as adding that extra light in the kitchen that you've been wanting can lead to serious issues if not done properly. A contractor may double tap a breaker because there wasn't enough room in the panel for another breaker or they wanted to save money and time by doing it that way. This practice can, and has, led to arcing across conductors causing fires in homes, putting families and investments at risk. Post Renovation inspections will add the extra security that is needed after the contractor has left. The extra cost for a post renovation inspection is minor compared to the repair cost that may be faced years later. For example, I have a friend that had major home renovations done a little over a year ago on his two story home. Recently, he noticed that the floor in a second level room was dropping. I asked were there any walls removed and he said yes. The contractor had removed a load bearing wall in the main level of the house and didn't support it in any way. The repair cost for this mistake was over $8000. If this would have been identified immediately after the work was completed, the original contractor would have had to carry this cost with out litigation. At 4K Home Inspections, LLC, the cost of a post renovation inspection is based on the square footage of the areas renovated, which is no where close to the repair cost that my friend is having to pay. Including a post renovation inspection into a renovation budget and contract can save thousands of dollars and raise the standards of contractors and remodelers as well as Protect Your Investment.
