Start 90 days out with storage areas, duplicate furniture, extra kitchenware, and anything already moving with you. At 60 days, handle the small repairs that show up in photos. At 30 days, pack off-season clothes, collections, most personal photos, and extra decor. Before photos, leave the right-size furniture, simple bedding, fresh towels, and a few clean surfaces.

• Price insurance early. Premiums can vary a lot on waterfront and view homes.

Start with true repair items first: leaks, rot, failed seals, loose railings, and anything that does not work as it should. Then refresh the things that make a home feel cared for like paint, lighting, hardware, and a deep clean.

Around Anacortes, I usually see strategic prep outperform big last minute remodels.
