NAHB Builder Confidence Rises to 35 in August 2026
Builder confidence is showing some movement—August’s Housing Market Index has edged up to 35. While that’s still shy of positive territory, it’s a sign of resilience in a market facing high borrowing costs, rising construction expenses, and unpredictable demand. In my work serving Anacortes and surrounding areas, I’m seeing firsthand how these factors influence single-family sales. Notably, 35% of builders are trimming prices by an average of 6% to keep deals moving. Regional trends are emerging too: the Midwest is ahead, while the South and West are still working to catch up. As always, staying informed on these shifts helps me provide the responsive, knowledgeable support my clients rely on.

Home-Purchase Loans Increased in Nearly 80% of Major Metropolitan Areas in 2025
It’s encouraging to see that nearly 80% of major metro areas experienced an uptick in home-purchase mortgage applications in 2025. Applications climbed 2% to reach 6.68 million, resulting in 3.6 million loans originated—while the average mortgage rate eased to 6.4%. Although we’re still not quite back to the pre-pandemic activity levels, these trends hint at renewed confidence among buyers. As someone focused on the Anacortes area and surrounding communities, I’m always keeping an eye on how these national shifts might shape opportunities for local buyers and sellers. Responsive, informed guidance is key to navigating today’s evolving market.

US Confidence Hits Seven-Mo Low
Recently, we’ve seen US consumer confidence dip to its lowest point in seven months, despite people feeling somewhat better about their current situation. The present-conditions index actually rose by about 7 points to 121. However, the expectations index slipped by roughly 6 points to 68—a level that’s often been linked to recession risk. In early Q3, employers cut 23,000 jobs, and unemployment edged up to around 4%. Notably, most of this shift was due to workers leaving the labor force, not because more people were being hired. Even as confidence softened, homebuying expectations in mid-Q3 only eased slightly—and actually kept rising. About 61% of people still expect interest rates to move higher. With federal policymakers keeping rates steady and the market signaling little immediate relief, it looks like borrowing costs will remain elevated through the end of the year for buyers. As someone who works closely with homebuyers and sellers across Anacortes and neighboring areas, I’m always here to help clients navigate these shifting conditions and make sense of what it means for their real estate plans.

More Homes Hit the Market as Demand Cools
There’s a shift happening in the housing market: across the US, new listings ticked up 0.4% and total homes for sale increased 0.5% in the four weeks ending August 23, pushing inventory to its highest point since early Q2. Yet, pending home sales dipped 1.1% to a six-month low, as elevated housing costs—combined with average mortgage rates hovering near 7%, their highest in over a year—continue to keep many buyers on the sidelines. The median home-sale price is now up 1.9% year-over-year, exceeding $400K. For those actively searching, these conditions can mean more options and greater leverage, especially when considering properties that have been on the market for several weeks—these often offer more room for negotiation. Sellers are finding that realistic pricing is key in today’s environment. Here in Anacortes and our surrounding communities, I’m always tracking these trends to help clients navigate with confidence.

Bridging the Gap: Steps Toward Affordable U.S. Homeownership
The gap between what most households earn and what’s needed to comfortably afford a typical U.S. home remains striking: the average income required is $109,796, which is $22,197 more than the current median. That said, there’s a bit of good news—affordability is making slow progress, with 34.2% of listings now within reach for more buyers, up from 30.5%. As someone who guides clients through the Anacortes market every day, I keep a close eye on these trends to help you make informed decisions in our local communities.

US Luxury Home Sales Vary Widely
Luxury home sales across the US can look dramatically different depending on the market. Recent data from a listings platform reveals that top luxury transactions currently range from $3.7M all the way up to a remarkable $130M. Some markets recorded standout sales at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M. What’s especially interesting is that in four major metro areas, even the fifth-highest sale was above $10M—a sign of just how deep luxury pricing can go in those markets. One particular city had a notably tight range among its top five, with sales spanning $24M to $40M. These figures come from publicly listed properties, so private transactions and some nondisclosure market details aren’t included. As someone who focuses on bringing clarity and market insight to clients in Anacortes and nearby communities, I’m always keeping an eye on trends like these to better serve your needs—whether you’re just curious about the high end, or thinking about your own next move.

July Sees Opportunities for Homebuyers as Mortgage Demand Eases
July brought another dip in new-home mortgage demand, with applications falling 5.7% compared to last year and 1% from June. Sales settled at 647,000 units, a 3% decrease, even as builders offered incentives to entice buyers. The average loan amount softened to $374,438, reflecting the ongoing challenges around affordability and broader economic uncertainty. As someone focused on real estate in Anacortes and the surrounding areas, I keep a close eye on these trends to help my clients navigate every shift in the market with confidence.
