I’ve been spending a lot of time buried in my finance textbooks lately, but as much as I love the data, I’ve really missed the face-to-face part of what I do.
​For the next couple of months, I’m making a point to be in the office most Mondays, Wednesdays, and Fridays. I’d love for you to stop by—not for a formal presentation or a pitch, but just to catch up.

Shout out to in Mt Vernon!

We started with the asada fries with steak as an appetizer, and they are not only the best we've ever had... but also a massive portion. I'd probably say it could feed 4, but you probably won't want to share at all once you've tasted it 🫣

I'm not normally a wet burrito fan, because they use WAY too much cheese, and the sauce is usually bland, and the sauce is kinda the whole point, right?
Not here! The burrito sauce is deeply flavorful and smokey. The perfect amount of melted cheese and sour cream drizzle. If I had an ounce less self control I would have finished that thing 🤣🤣

Then there's the Birria Ramen. The whole reason we came in, after I saw it on TikTok 🙈. I had to wrestle the bowl away from Dean so I could try it 🤣 and it was obvious why he didnt want to share!

All of the portions were huge. You can taste the love and care. This will be our new spot for Mexican, no question.

Also... we didn't order any this trip... but there are like 4 PAGES of seafood, including some pretty fancy looking molcajete options!

Hey everyone, it’s your friendly neighborhood realtor here. I know, I know, we’ve heard "the big one is coming" more times this year than I’ve had open houses with zero attendees. Weather fatigue is real! 😅
​But on the off chance that the forecast actually gets it right this evening, let's take five minutes to make sure your yard doesn't try to relocate to the next county.
​Here is my official, patent-pending Realtor's Guide to Not Having Your Stuff End Up on the Neighbor’s Roof:
​🚀 Secure the Trash Cans: Unless you want to spend tomorrow morning looking like you're hunting for treasure, bring the bins in or strap them down. They are not authorized for flight.
​🤸‍♂️ The Trampoline Protocol: Look, if that thing takes off, it’s going to be real awkward trying to explain the "new addition" to the neighbor's property line. Anchors are your friend.
​🪑 Patio Furniture Patrol: Gather those cushions! Unless you want to donate them to the atmosphere, pull them inside.
​And most importantly:
​🍿 The Snack Stockpile: This is the real priority. If the power goes out, you’re going to want to make sure you have enough chips. Trust me.
​Stay safe, have your flashlights ready, and let's pray this ends up being another weather bust. But, just in case...

If your agent is juggling 15 active buyers in the same price range, and the perfect home hits the market... who gets the call first?

​It’s an uncomfortable question, but it’s one you need to ask. When an agent relies on volume, they inevitably run into a conflict of interest. How can they go to bat for all of you on the same property? How can they negotiate aggressively for you when they are also trying to keep their other clients happy (or worse, trying to sell that same house to them, too)?

​I built my business differently. I intentionally cap my client roster.

​By taking on a limited number of clients, I ensure that:
1️⃣ You are never competing for my time.
2️⃣ I can offer a focused, concierge-level relationship.
3️⃣ When we find the right house, my loyalty is undivided.

​Don't get lost in the shuffle. Let’s find your home, not just "a" home.

​Here is visually why that strategy is likely going to cost you more money in the long run. 👇

​➡️ Top Panels: Rates and Prices work like a see-saw. When rates go down, prices go up due to competition. You can refi a high rate later. You can't fix a high purchase price.

​➡️ Bottom Panel: The True Cost comparison. Buying now at a lower price + higher rate and refinancing later (Scenario A) often beats waiting for a lower rate on a much more expensive house (Scenario B).

​Marry the house price now. Date the rate until it drops.
​Don't get caught in the bidding wars that are coming when rates dip. Secure the asset now.

Start of the day: Touring a super convenient home near the hospital and schools. 📍

​It’s funny how different a house can feel in person. I tell my clients all the time, listing photos can be a total catfish, but they can also make a hidden gem look underwhelming. You really can't judge a book (or a house) by its cover photo.
​Getting inside these homes is the only way to calibrate your expectations before the market gets busy.
