Okay, I have to admit… I had never seen one of these before. 👀

While I was out showing homes around Hamilton and Big Lake last weekend, I spotted this little wooden box attached to the side of a house and had to figure out what it was.

Turns out, it’s a butterfly house (or butterfly box)! 🦋

The narrow openings are designed to give butterflies a protected place to shelter from weather and predators.

But here's the part I found really interesting…

From what I learned, butterflies apparently don't use these little houses nearly as often as you might think! Many species prefer natural shelter like trees, bark, shrubs and other vegetation—and some don't even spend the winter as adult butterflies.

So now I'm curious…

A home has been on the market for 60 days. So… what does that actually tell you? 👀

Not nearly as much as you might think.

A longer time on market can signal that something deserves a closer look, but it doesn't automatically mean there's something wrong with the house.

It could be:

🏡 The home was originally priced too high
📆 It hit the market at a slower time
🔑 A previous buyer backed out
📍 It's a unique property with a smaller buyer pool
🏘️ Buyers simply have more homes to choose from
🛠️ Condition or updates are affecting buyer interest
💰 The price and current buyer expectations haven't quite met yet

And sometimes?

A home that's been overlooked can create an opportunity for the right buyer.

A seller who has been on the market longer may be more open to having a conversation about price, closing costs, repairs, timelines or other terms depending on the property and their situation.

But here's the important part:

Don't make assumptions based on the number of days alone.

Before deciding whether a listing is a 🚩 or an opportunity, I want to know why it's still available, what has happened during its time on the market, how it compares to nearby homes, and whether the numbers actually make sense for you.

Sometimes the homes everyone scrolls past are worth a second look. 😉

One of my favorite things about living in the Pacific Northwest? You never really know what you’re going to find. 💚

Tucked-away properties. Unexpected waterfront. Mountain backdrops. Tree-lined roads that open up to views you weren’t expecting.

And even when home itself isn’t sitting right on the water, here in Northwest Washington, you’re rarely very far from it. 🌲🌊

From Skagit County to Whidbey Island and all the little communities in between, there are some pretty incredible places hiding beyond the main roads.

Sometimes finding the right home isn’t about searching the obvious places.

It’s knowing where else to look. 👀
