ATTENTION HOME BUYERS: Even in a slowing market, accurately priced, well-maintained homes will still fly off the market, fetching prices close to or even above the asking price. It is a great time to be a buyer, with more choices and mortgage rates lower than last year, yet it still boils down to each individual home that is placed on the market and the interest it generates. “Wow” properties, accurately priced with all the bells and whistles, tend to attract multiple offers. Homes that have been lingering on the market and need a little bit of “elbow grease” tend to be more negotiable.

ATTENTION HOME SELLERS: The market slows each week due to increased seller competition. The market is still strong, but it does slow over time. Regardless, the best approach to the housing market is precision pricing, accurately pricing a home based on its true Fair Market Value, taking into consideration location, condition, upgrades, and amenities, and carefully considering all recent comparable closed and pending sales.

Southern California Housing Market Update – February 27, 2026 🏡

- 89 Days on Market (No change WoW)
- 32,566 Active Listings (+1%)
- 10,930 in Demand (Flat WoW)

The market has cooled slightly after a few hotter weeks. This is the second straight week with no change in overall speed.

Inventory is rising a bit faster than demand. Buyer activity bumped up slightly from pending sales, but overall momentum is steady — not surging.

Demand is now tracking closer to last year than many expected. With concerns around AI, job security, and the broader economy, some buyers appear to be waiting.

The good news: mortgage rates are at their lowest point since August 2022. Mortgage News Daily reports 5.99% today — which could help spark activity.

Tips for Realtors: Keep your database close and truly know your people—because you genuinely care. Make the phone calls, ask questions, and be curious about what’s happening in their lives. The Orange County housing market is finding its footing as early 2026 trends begin to take shape. Inventory has increased modestly to 3,179 homes, up 4% in recent weeks, but it remains well below pre-COVID norms, keeping supply relatively tight. Buyer demand is waking up fast, surging 38% over the past two weeks as mortgage rates hover near 6.17%, improving affordability. As demand has outpaced new supply, the Expected Market Time dropped sharply from 101 days to 75 days, signaling a faster-moving market. While conditions still feel more competitive than prior years, momentum is clearly building as we head into the Spring Market. Luxury homes are also seeing renewed activity, with market times improving significantly across higher price ranges.
