What determines a listing price? Three big factors: your home's location, the current market, and recent sales of homes genuinely comparable to yours.
Sounds simple — but the details are where homeowners lose money. The right comps adjust for condition, upgrades, lot, and timing. Get those adjustments wrong and the price is wrong.

Appraisals 101 — Day 87: Do Seller-Paid Closing Costs Lower the Appraisal?
Not directly — and here's the nuance worth understanding.
When a seller pays part of a buyer's closing costs (67% did in 2025, according to Zillow), it doesn't change what the home is actually worth. The appraiser is valuing the property, not the deal structure.
Where it does come into play is the comparable sales. A $10,000 closing credit can push a recorded sale price above the home's true market value. So when that sale later serves as a comp, an appraiser has to recognize the concession and adjust for it — based on how the market actually responds, not a flat dollar-for-dollar deduction.
The takeaway: concessions are normal in today's market, but they make accurate comp selection and adjustment more important than ever. That's exactly where an appraiser's eye protects both buyers and sellers.

A few years ago, sellers could say "no" to just about anything a buyer asked for. No repairs. No concessions. No negotiation.
Today the market looks different.
Zillow reports that 67% of sellers paid some or all of their buyer's closing costs in 2025.
That doesn't mean every seller should do it. But it does mean the sellers who come out ahead understand something important: the market has shifted, and negotiation is back on the table.
Sometimes helping with closing costs is the right call. Sometimes another concession makes more sense. Either way, some give-and-take is normal in today's market — the real advantage is knowing what buyers in your area are asking for, and which compromises are genuinely worth making.

Totally understandable. But before you lock in that plan, it's worth knowing what waiting could cost you — because moving this summer has real advantages on both sides.
If you're buying, summer historically brings about 32% more fresh listings than the rest of the year. That's more options in your price range and less compromising on what matters.
If you're selling, the timing works in your favor too. Homes sell for roughly 4% more in a typical summer month compared to the slower fall and winter stretch, when buyer demand usually drops off.
The point isn't to rush into anything. It's to make sure you're deciding with the full picture — not just the part that feels comfortable.
