Same time of year. 2 very different stories. And mortgage rates are a big reason why.

Last fall, mortgage rates came down and the number of homes for sale barely budged. This fall, rates have climbed above 7%. Some buyers have pulled back, homes are taking longer to sell, and instead of coming off the market, more listings are sticking around.

Since August, the number of homes for sale has grown by about 25,000. So, what does that mean for you?

Buying? You’ve got more homes to choose from and potentially more room to negotiate on price, repairs, or closing costs.
Selling? Buyers have more options, so you’ve got to give them a reason to choose your house. That means getting the price right from day one and making sure your house stands out from the competition.

🏡 What happens when the family doesn't agree on selling a parent's house? It's more common than you think.

One sibling wants to sell, one wants to keep it, one lives in it. What usually moves things forward isn't an argument; it's neutral numbers:
✅ What the house is worth today
✅ What it costs to hold every month
✅ What each option leaves everyone with

When everybody looks at the same facts, the conversation stops being about who's right and starts being about what makes sense. If it gets past that point, bring the estate attorney in early, before positions harden.

Make this delicious spin on deviled eggs that uses avocado!

Ingredients:
6 large eggs, hard-boiled and halved
1 1/2 avocado, peeled and seed removed
1/4 cup low-fat sour cream
2 tbsp. cilantro
1/2 tsp. black pepper
1/2 tsp. salt
1/2 tsp. celery salt
1 tbsp. lime juice
Zest of lime
Cilantro and paprika, for garnish

Instructions:
1. Cut the hard-boiled eggs in half, separating egg yolks from the whites. Set the egg whites aside, and put the yolks in a blender.
2. Add avocado to the blender and mix.
3. Add in the sour cream, cilantro, black pepper, salt, and celery salt.
4. Zest lime, adding in the zest and the lime juice. Blend until smooth.
5. Fill a pastry bag with a decorating tip and put the mixture inside. Pipe the mixture into the eggs.
6. Garnish with cilantro and sprinkle with paprika.

A well-run move, worked backward from listing day:
✅ 9 to 12 months out: the quiet conversation. Who needs to be in it, a rough budget, and what your equity actually buys next.
✅ 6 to 9 months out: a walkthrough to sort what's worth fixing from what isn't, and a start on the garage and storage.
✅ 3 to 6 months out: real maintenance, movers or downsizing help, and the sell-first or buy-first decision.
✅ Last 1 to 3 months: staging, photos, and a listing with a full runway instead of a scramble.
