🏠 PREPARE BEFORE THE RAIN

With a very strong El Niño expected to strengthen this fall and winter, now is the time for rental housing providers to prepare their properties for the possibility of increased rainfall.

A roof leak can quickly lead to damaged interiors, disrupted residents, costly repairs, and larger maintenance concerns. Understanding how to recognize warning signs, address vulnerable areas, and respond before the rain arrives can help protect both your property and your residents.

The second class in AAOC’s Advanced Maintenance & Repair Series will focus on roofing and provide hands-on, in-person instruction that maintenance professionals can apply directly within their communities. This class will be instructed by Monument Roofing .

🎓 RENTAL HOUSING EDUCATION IS BACK IN THE CLASSROOM!

AAOC is opening the doors to our new education room and welcoming rental housing professionals back for the Fall 2026 Certified Rental Housing Professional Series, beginning October 7.

This 11-week, in-person certification program is designed for property managers, assistant managers, leasing professionals, and rental property owners who want to strengthen their knowledge, advance their careers, and operate their communities with greater confidence.

Participants will explore the essential areas of rental housing operations, including property management, leasing, Fair Housing, legal compliance, human resources, budgeting, maintenance, risk management, and asset protection.

More than a classroom, this will be a space where professionals can ask questions, learn directly from industry experts, build meaningful connections, and bring practical knowledge back to their properties and teams.

BUILD STRONGER. PROTECT SMARTER.

The first class of AAOC’s Advanced Maintenance & Repair Series will focus on Deck Construction & Waterproofing, two essential areas that can directly affect the safety, durability, and long term performance of a rental property.

Led by Buffalo Maintenance, this hands on class will help experienced maintenance professionals strengthen their understanding of proper deck construction, identify common problem areas, and explore waterproofing practices that can help prevent moisture intrusion and costly property damage.

This is more than learning how to complete a repair. It is about understanding how the work behind the walls, beneath the surface, and throughout a property helps protect the entire community.

AAOC hosted our very first in-person training yesterday, an Active Assailant Training presented by Deputy Sanders from the Orange County Sheriff's Department, CA.

For an hour and a half, Community Managers, Maintenance Professionals, Individual Rental Owners, and members of AAOC’s Board of Directors created a safe space where we could all address a sensitive, yet very crucial, subject within our industry and answer one specific question: What do you do in case of an active shooter?

This topic is unfortunately something that rental housing professionals continue to deal with not only in California, but across the entire country. AAOC is proud to partner with the Orange County Sheriff’s Department to not only help answer that question, but also provide practical guidance, create a safe space where rental housing providers can speak from their own experiences, and raise awareness about something as important as their safety.

We unfortunately cannot always prevent situations like this from happening, but as a rental housing/ apartment association, it is our responsibility to create spaces where rental housing professionals can learn how to identify potential threats, develop safety procedures, and speak up when something just doesn’t feel right.

We thank all of our attendees for showing up and for wanting to keep learning. We hope you take what you learned and share it with your teams, your companies, and everyone who might need it.

Our industry is very complex. There are a lot of moving parts behind handing off keys to new residents, answering maintenance requests, and creating a safe and welcoming environment within every community we serve. Behind all of that work is a shared goal: creating beautiful, safe communities that residents can call home.

To everyone who joined us, take what you learned back to your communities. Share it with your teams, start the conversation, and continue looking out for one another.

And we hope conversations like this continue beyond our classroom. Whether through associations, management companies, or individual communities, the more we talk about safety, share resources, and raise awareness, the better prepared our industry can be.
