โšกNot all home inspection deficiencies are equal!

Some things need maintenance. Some things need repair. And some things can seriously injure or kill someone.

Electrical deficiencies often fall into that last category.

Improper wiring, inadequate grounding and bonding, unsafe connections, and missing shock protection aren't simply maintenance concerns.

Electrical shock, electrocution, and electrical fires are real dangers. People lose their homes and their lives because of electrical hazards.

That's one of the reasons I'm proud to bring my background as a licensed residential electrician into my home inspection business.

Years of electrical training and hands-on experience taught me how electrical systems operate, how they're designed to protect people, and what can happen when those protections fail.

There's a difference between recognizing that something is wrong and understanding why it's dangerous.

That knowledge and experience are something I bring to every home inspection.

โšก What Does It Actually Take to Become a Licensed Electrician in Alaska?

Probably more than most people realize!

Long before I became a home inspector, I set my sights on becoming an electrician. Getting there wasn't easy.

Before I was even accepted into the IBEW apprenticeship program, I was taking electrical classes, earning a welding certification, and even got my CDL to make myself a stronger candidate.

Once I got into the apprenticeship, the real work began.

โšก Over 5,000 hours of actual hands-on electrical work.

๐Ÿ“š Three years of apprenticeship schooling at the Alaska Joint Electrical Apprenticeship Training Trust (AJEATT) in Anchorage.

That meant leaving the jobsite for seven and a half weeks each year to attend school. 22ยฝ weeks of formal electrical education, covering electrical theory, the National Electrical Code, hands-on installations, and testing.

Ultimately, earning my Alaska Residential Electrician license.

That license isn't something I picked up from a weekend seminar. It represents years of education, practical experience, hard work, and commitment to learning a skilled trade.

I'm proud of what it took to earn it.

As a home inspector, I get to put that education and experience to work in another profession.

Always Adapting. Always Improving.

๐Ÿ“ธ A Premium Experience. Without the Premium Upgrade.

Some home inspection companies offer thermal imaging as part of their upgraded inspection packages.

At Home Inspections Plus, I prefer a different approach. I believe in bringing as much value as I can to every inspection.

I've recently added a thermal camera to my growing collection of inspection tools!

While I'm not performing comprehensive thermal imaging surveys, this technology gives me another way to investigate potential insulation deficiencies, air leakage, moisture concerns, and unusual temperature patterns that might deserve a closer look.

When appropriate, I can put this technology to work during my regular home inspections โ€” at no additional charge.

No fancy package required. Just another tool to help me do the best job I can for my clients.

Always Adapting! Always Improving!

Two kitchens don't automatically make a house a duplex. ๐Ÿ ๐Ÿ

I've been inspecting a LOT of homes lately with ADUs, mother-in-law apartments, basement apartments, or spaces being advertised as โ€œduplexes.โ€

And it's sent me pretty deep down the Anchorage ADU/multifamily rabbit hole. ๐Ÿ˜‚

Because once I walk into a house and realize we're dealing with two separate living spaces, there are a lot more questions I start asking.

How are the units separated?

Do they communicate with each other?

Does each unit have proper egress?

How are the smoke and CO alarms handled?

Are electrical circuits or panels shared between the units?

What about heating, ventilation and utilities?

Was this originally built this way โ€” or did somebody remodel a single-family house years ago and turn the basement into another apartment?

And probably the biggest question:

What was actually permitted and approved?

Anchorage has changed its ADU rules substantially over the last few years, including additional building-code changes in 2026. And one thing I've learned from digging into it is that ADU, duplex and two-family dwelling aren't necessarily interchangeable terms.

There can even be differences between how a property is classified for zoning purposes and how the building code treats the configuration.

So I'm becoming a lot more cautious about looking at two living spaces and simply saying:

โ€œYep. It's a duplex.โ€

My job as a home inspector isn't to make the Municipality's zoning determination.

My job is to recognize what I'm looking at, understand the additional safety and construction issues that come with it, document what I can see, and tell my client when something deserves further verification.

And lately, these properties have given me plenty to study. ๐Ÿ˜‚

That's one of the things I enjoy about this job.

The more houses I inspect, the more questions I learn to ask.

Well, I found the Eagle River bear. ๐Ÿ˜‚๐Ÿป

Apparently getting into the donut guy's garage wasn't working out for him, so he's making a career change.

He's coming along on inspections with me now.

We're gonna see if we can find him a nice crawl space somewhere in Eagle River to settle down in. ๐Ÿ˜‚

He's already got the headlamp.

Attic training starts next week.

One of the best compliments in this business is when someone chooses to use you again.

Earlier this summer, I inspected a house for a buyer who ultimately decided to walk away from the purchase. Tomorrow, I get to inspect the next house he's considering.

Funny part is, during that first inspection we both kept thinking the other looked familiar. ๐Ÿ˜‚ Turns out he'd worked at Home Depot for years, and I'd probably seen him a hundred times while I was running in and out of there as a contractor.

When he originally hired me, he had another inspector recommended to him, but he chose Home Inspections Plus. Now he's working with a different Realtor, has found another house, and chose me again.

That means a lot to me.

And since this poor guy already paid me to inspect one house he didn't end up buying, I'm giving him 50% off this one.

Not because it's a promotion. Not because it's something I'll always do.

Just because I can, and it felt like the right thing to do.

Hopefully this is the one. ๐Ÿ

Also, I have a feeling rooftop selfie season is about over in Alaska. ๐Ÿ˜‚โ„๏ธ

A contractor friend at Alter & Fix sent me this photo from a home that closed only a couple of months ago.

Once the siding was removed, significant deterioration was visible in the wall sheathing near a roof-to-wall intersection. The damage pattern is consistent with long-term moisture intrusion, and one of the important details to evaluate at an area like this is kickout flashing.

Kickout flashing is a small piece of flashing with a big job: directing roof runoff away from the wall.

When that detail is missing or ineffective, water can repeatedly find its way behind the sidingโ€”and much of the resulting damage can remain concealed until materials are removed.

Of course, home inspectors don't have X-ray vision. If deterioration is completely concealed behind finished siding, there's no way to know exactly what's happening inside the wall during a visual inspection.

What we can do is pay close attention to the details and conditions that can lead to those hidden problems.

This is a good reminder of why roof-to-wall intersections, flashing details, siding transitions, and drainage patterns deserve a close look during a home inspection.

Sometimes the smallest details can prevent the biggest problems.

Apparently I'm not very good at saying no when someone asks:

โ€œWill you come out here for a home inspection?โ€ ๐Ÿ˜‚

Sometimes that means driving.

Sometimes apparently it means getting on an airplane. โœˆ๏ธ

Last year home inspections took me all the way out to Cold Bay and King Cove for inspections on numerous Corporation owned buildings.

This summer I've been out to Willow, and just this weekend my son and I headed out to Sutton for another one.

Then there are all the inspections in between around Eagle River, Chugiak and Anchorage.

One of the things I enjoy about being an independent home inspector is having the flexibility to go where I'm needed.

So if you've got a property somewhere in Alaska and you're wondering whether I'll travel to inspect it, don't automatically assume it's too far.

Ask me.

Apparently there's a pretty good chance I'll say yes. ๐Ÿ˜‚
