If a home sits for 30, 60 or 90 days without selling, there’s usually a reason. Price, condition and location are the big three - and more often than not, price is a major piece of it. But exposure matters too.

I love listing custom homes because there’s usually a story behind the details. Materials, craftsmanship, layout, views, architecture - those things are part of what someone is buying.

When an offer comes in, my clients see it right away. I don’t hold onto it while I decide what I think. I send it over, then I take the time to actually dissect it - price, terms, contingencies, timelines and everything else that matters. Then we talk through the pros and cons.

One of the most common things I hear from buyers when I tour homes with them is, “It doesn’t look like the photos.” That’s not the reaction I want from my own listings. Your listing media should absolutely be attractive, but it also needs to be realistic. Ideally, someone walks through the door and thinks the house is even better than what they saw online.
