If your rental property is under an LLC (hopefully it is) you know you have to pay $100 fee per year for each license. The State is giving 2-year business licenses away for FREE if you were not aware, even if you have time left on your current license you can still do a 2-year renewal free.
So go renew ALL your business licenses while you have this opportunity!

Good deals donโ€™t just jump out and slap you in the face. Theyโ€™re either discovered or created.

Discover a good deal: This is when you find out something that was never listed or said by the broker. Itโ€™s unreal how many times Iโ€™ve looked at a property and the listing never said anything about a massive storage space, a studio apartment being used as storage, or units with decks out back but never had any pictures listed. You would never know unless you went looking for these things.

Create a good deal: Instead of going to a bank to get a traditional loan some deals may make more sense to borrow hard money or partner with the current owner and then refinance the property a year later once any problems have been resolved. Very slight changes in the deal structure can drastically improve your ROI.

Last year we would have 1-2 people per day call about a unit we had for rent. Today that same unit will get 20+ calls a day. There is so much money in the economy now and more people are looking to get their own place. This is causing the prices to go up as there is no inventory.

Most people know as the government prints more money the prices of good and services increase. But rents increase differently compared to most things.

The graph I made shows the rising cost of goods/services compared to rents. The red line is an $800 product over 10 years, it steadily climbs. The black line represents an $800 rental unit, the price stays flat for years then increases all at once as demonstrated.
This graph doesnโ€™t actually represent the real inflation rate, I just made these numbers up.

The point is, if you can buy a rental property and catch a few of these price jumps your asset will increase in value very fast since the value is based on the net income.
The next 5 years is going to get crazy with price increases as the government keeps printing money. You can easily hedge against losses by having real assets.

What is a Cap Rate?
A capitalization rate is basically what the market is willing to pay for an investment property, these will move with demand.

In the most simplistic explanation, a cap rate is how much you will earn if you paid cash for the property.
The graph shows a property that nets $100k and how the cap rate will affect how much you have to pay to buy that property.

1% of people make the money, buy an asset, let the asset pay for the luxuries.

Make an extra $2.4 million over 30 years!

In both scenarios you have $300k cash, one person buys a home (yes this happens way too much), the other person buys an apartment building. This is a 30 year example, each property doubles in value.

Look at the results below! I also donโ€™t want to get too technical but I would argue the building owner will make WAY more than I stated below. I was being extremely modest.
