Everyone is talking about waiting for rates to hit 5% before they buy. It sounds like a plan... until you look at the math of a Summer 2026 "Feeding Frenzy."
Let’s look at the numbers for a typical $500,000 home:
Scenario A: Buy NOW (Spring/Summer 2026)
Home Price: $500,000 (at asking price)
Interest Rate: 6.1%
Monthly Principal & Interest: ~$3,030
The Reality: You have a choice of homes, you can keep your inspection contingency, and the seller might even pay your closing costs.
Scenario B: Wait for the "Rate Drop" (Late 2026/2027)
Interest Rate: 5.1% (You got your wish!)
Home Price: $550,000 (Because 15 other buyers wanted the same house and bid it up $50k)
Monthly Principal & Interest: ~$2,985
The Reality: You "saved" $45/month on your payment... BUT you had to pay $50,000 more for the house, waived your inspection, and battled 10 other offers.
🛑 The Verdict:
In Scenario B, it will take you 92 years of "monthly savings" to make up for the $50,000 extra you paid for the house because you waited.
The Strategy: Buy the home now while competition is low. When the rates eventually drop to 5%, refinance. You’ll get the lower payment AND you’ll have bought the house for $50k less.
🔑 Don't get outbid by your own patience.
The best time to buy is when everyone else is still "waiting and seeing."
