Living debt-free can be a responsible choice. But if it leaves you with no credit history, qualifying for a mortgage may be more challenging.

In this weekโ€™s Real Talk, I discuss what having no credit score can mean when you want to buy a home, how it may affect your mortgage options, plus a few simple ways to begin establishing credit. ๐Ÿก

If buying a home is something youโ€™re hoping to do within the next year, please reach out. We can talk about where you are now, what your next steps might look like, and I can introduce you to a trusted local lender. You donโ€™t need to have everything figured out before starting the process.

Not all of our pets have fur! ๐ŸฆŽ

This is Ruby, our bearded dragon. Since today is Reptile Awareness Day, she gets the spotlight.

Reptiles can make fantastic pets, but they have very specific needs. Proper heat, UVB lighting, nutrition, and habitat setup are all important to keeping them healthy. Make sure to research their needs before bringing a reptile into your family.

Happy Reptile Awareness Day from Ruby!๐Ÿ’š

Pumpkins or Ghosts? ๐ŸŽƒ๐Ÿ‘ป

I love how some Halloween decorations lean into fall colors and cozy pumpkins, while others go all out with spooky details! ๐Ÿ•ธ๏ธ

I think both can be fun, but Iโ€™m curiousโ€”which one would you decorate your front porch with? ๐Ÿก๐Ÿงก

More Halloween happenings around Anchorage, Eagle River, and the Valley! ๐Ÿฆ‡๐ŸŽƒ

Here are a few events coming up October 23โ€“26, including fall festivals, trunk-or-treats, a Halloween hike, and several parties.

I may be a little biased, but Pumpkin Pump at Alaska Rock Gym is the one Iโ€™m most excited about. My daughter will be competing this year! ๐Ÿ’›๐Ÿง—

Alaska Day commemorates the formal transfer of Alaska from Russia to the United States in Sitka on October 18, 1867. This year marks the 159th anniversary.

As a lifelong Alaskan, I still never get tired of our mountains, wildlife, changing seasons, and the incredible places we can explore so close to home.

๐‘ฑ๐’–๐’”๐’• ๐’‚ ๐’“๐’†๐’Ž๐’Š๐’๐’…๐’†๐’“: Because Alaska Day falls on Sunday this year, the state holiday will be observed tomorrow, Monday, October 19. State offices will be closed, including the Recorderโ€™s Office, so real estate transactions will not be able to record tomorrow.

Whatโ€™s your favorite thing about living in Alaska? ๐Ÿ’™

I compared the Anchorage housing market on October 15, 2025, with October 15, 2026.

There are 35 more homes on the market this year, which is an increase of about 11%. Buyers have a little more to choose from, but the other numbers show that demand is still strong:

๐Ÿ The average sales price increased about 6.7%, from $533,487 to $569,405.
๐Ÿ—“๏ธAverage market time dropped from 23 days to 21 days.
๐Ÿ“ˆThe average sales-to-list ratio increased from 100% to 100.5%.

More inventory doesnโ€™t necessarily mean Anchorage has shifted to a buyerโ€™s market. Homes are still selling quickly, and sellers are generally receiving close to or slightly above the listed price.
These are snapshots from one day, but they give us a good look at how the Anchorage market compares with this time last year.

๐ŸŒณ Did you know many trees in Alaska have very shallow root systems?

In todayโ€™s Real Talk, I explain why their roots grow so close to the surface and why piling dirt over them can suffocate and damage the tree.

A little heroic flair or a mischievous villain look?
These two have very different vibes, and I have to say, both make pretty adorable costume choices! ๐Ÿ˜‚

Which one gets your vote? ๐Ÿงก๐Ÿ’™

๐ŸŽƒHalloween fun continues around Anchorage!๐Ÿฆ‡

Here are a few more events happening this weekend, including some family-friendly favorites.

And if you missed last weekโ€™s post, take a look back โ€” there are still ongoing Halloween events at Alaska Botanical Garden and Williams Reindeer Farm that are a couple of my favorites! ๐ŸŽƒ๐ŸŒฒ๐ŸฆŒ

More Halloween happenings to come as October continues!

๐Ÿ‘€ Hereโ€™s another Halloween decoration thatโ€™s simple but looks really cool after dark. Turn empty toilet paper and paper towel rolls into glowing eyes for your trees and bushes!

Youโ€™ll need:
โ€ข Empty cardboard rolls
โ€ข A pencil
โ€ข Scissors or a craft knife
โ€ข Battery-operated lights or glow sticks

Draw a pair of eyes on each roll and cut them out. Make different shapes: slanted, round, pointy...get creative! ๐Ÿ‘๏ธ If youโ€™re using paper towel rolls, cut them into two or three smaller pieces.

Put battery-operated lights or glow sticks inside, then hide them in trees and bushes. For extra fun, mix up the shapes and colors.

And, of course, never use an actual candle inside the cardboard rolls.

Itโ€™s a fun way to recycle cardboard rolls. I love how something so simple can look so creepy! ๐ŸŽƒ
