Thinking about buying on the Kenai Peninsula? Here is the tradeoff nobody puts in the listing photos.

Soldotna and Kenai give you more land and more breathing room for the money than Anchorage — room for a shop, a boat, and a garden that actually fits. The tradeoff is distance: fewer buyers when you sell, fewer contractors when something breaks, and a winter drive that is not a quick trip to town.

So run the real test before you buy: drive the commute in winter conditions, confirm year-round road access, and check the heating system and the well and septic setup — outside the core, those are your systems, not the city system.

The deal is the full monthly number and the lifestyle, not just the acreage.

Shopping with a ~$350K budget? Fairbanks stretches it differently than Anchorage. In Fairbanks you get more house and more land for the money — bigger lots, room for a shop, and a market that does not run as hot as Anchorage. The tradeoff is real too: colder winters, higher heating costs, and a smaller buyer pool when it is time to sell. So run the full monthly number before you fall for the square footage: mortgage, tax, insurance, plus heat — in Fairbanks that heat line is not a footnote. The deal is the payment, not the price tag. Anchorage and Valley buyers — settle a real debate for me.

Would you take the bigger house with the longer winter commute, or the smaller house closer to town?

I hear both sides every week. The Valley gives you more house, more land, and a shop for the same money. But that commute in January, in the dark, on icy roads, is a different animal than the summer drive. Some folks love the space and never look back. Others trade square footage for 20 minutes back every morning.

There is no wrong answer — but there is a wrong way to decide: falling in love with the house before you drive the commute in winter conditions.

So which side are you on — space or proximity? Drop it in the comments. And if you are shopping right now, message the page.

Moving out of Anchorage? Here's the question that matters: sell the house or keep it as a rental?

Everyone wants the landlord dream, but run the real math. A house that sells at market price has to actually cash flow as a rental — mortgage, tax, insurance, plus winter heat and a maintenance reserve for Alaska weather. If it clears all that and still puts money in your pocket, holding is a real option.

If it's break-even or tight, selling while you can walk through showings and control the repairs is the cleaner move. Most accidental landlords lose money for two years before admitting the house never worked as a rental.

Either way, price off real sold comps — not the number you need.

Hot take: that online estimate on your Anchorage home is not a price — it's a guess with good marketing.

Zillow has never seen your furnace, your roof, or whether your crawlspace is dry. In Alaska those three things swing real offers by tens of thousands, and no algorithm sitting in Seattle knows any of them.

I've watched sellers anchor to a number a website made up, then sit on the market while real buyers priced the house that actually exists.

Price off the comps, the condition, and the season — not the estimate.

JBER and Eielson families: PCS orders hit all year, not just summer. If winter is bringing you to Alaska, get your VA loan locked in before you land.

No down payment, no PMI — that is the strongest financing in the game, and it matters more up here where the move timeline is tight and base housing waitlists run long.

Three things to do before you arrive: get your Certificate of Eligibility and pre-approval done now, verify your funding fee status (service-connected disability gets it waived), and budget for the heat bill — heating costs can move your real monthly number by real money between homes.

An agent who works the bases knows which neighborhoods fit your commute and your payment. If orders are taking you to Alaska, let us talk before you arrive. Drop a comment or message the page.

Anchorage sellers: here is what actually moves your price — and it is not granite counters.

In this market buyers pay for four things. The heating system: gas forced air versus aging oil or baseboard electric changes the monthly payment and the offer. The garage: in Alaska a heated two-car garage is not an upgrade, it is a requirement for most buyers. The commute: a shorter winter drive to town beats extra square footage in the Valley most days. And condition that reads warm and dry — buyers forgive dated, they do not forgive cold.

What does not move the needle in October: trendy fixtures, fresh paint over tired mechanicals, or pricing for what you need instead of what the last six months of sold homes say.

Price the drivers. Skip the decor. That is the difference between week two and month four.

Real talk for Alaska investors: the flip rules from the Lower 48 don't translate here.

Down south people quote the 70% rule like scripture — pay 70% of after-repair value minus repairs, and the profit is baked in. In Anchorage the formula misses the real enemy: time. Building season is short, winter slows everything down, and a flip that drags into January bleeds carrying costs while the buyer pool shrinks.

So the math has to be tighter up front — buy deeper, budget repairs off real contractor numbers not guesses, and never count on the spring market to bail out a thin deal.

Anchorage rewards the buyer who knows their true all-in number before the offer. Want to walk through the real math on one? Drop a comment or message the page.

Thinking about selling your Anchorage home but worried about where you'll land next? You've got more options than sell-then-scramble. A rent-back agreement lets you stay in the home after closing — usually 30 to 60 days — while you shop for the next place without pressure. Or buy first if the numbers work, then sell from a position of strength instead of desperation. The wrong order costs Alaska sellers real money every year. Thinking of selling? Anchorage sellers: selling 'as-is' to skip the repairs usually costs you more than the repairs.

I see this constantly: an owner skips a $3K furnace service and a few hundred in small fixes, then a buyer knocks $15K off the offer — because every unfixed item reads as neglect.

The math is brutal: as-is buyers discount the whole house for the worst thing they find.

Clean, warm, and dry gets market price. Deferred maintenance stacked on deferred maintenance gets a discount buyer and a discount offer.

Walk your house like a buyer. Fix the top three. Or sell knowingly to an investor and skip the market entirely — that's a real lane too, just price it as one.
