With these interest rates, no way there are still multiple offers!
If you're a buyer, that is sadly not the case. We are seeing homes fly off the market and some with multiple offers, especially on well maintained homes in popular price ranges. Want to make your offer stand out? Here are a few things to consider.

- Get fully pre-approved before shopping. I have lender recommendations that I can send to you.

- Limit unnecessary contingencies when possible.

- Offer flexible closing dates that work for the seller.

- Increase earnest money to show commitment.

- Discuss adding in clauses that work for you and the home. Such as only asking for Health and Safety items from the home inspection. Or having an escalation clause so your offer will beat out others.

Sometimes the strongest offer isn’t always the highest, it’s the one that gives the seller confidence the deal will close smoothly.

Market Snapshot
The Anchorage housing market continues to stay competitive as we move deeper into spring. Well priced homes are still moving quickly, especially in the $350K–$500K range. Multiple offers remain common on updated homes in desirable neighborhoods.
Looking back on April (and at the graph below), we can see the average purchase price for that month is at just over $550k, and 99% of homes are getting the price they listed for. That means that if you are hoping to under bid or wait for the price to drop, that might not be the best strategy for most homes. You can also see that compared to the amount of listings in past Aprils, we have very low inventory. This keeps things at a Seller's market. Hopefully, as summer goes on, we will see higher inventory. And last, we have months of inventory. For every home that goes on the market in that price range, how long will it take before all those homes are sold. As you can see, we are under 1 month for every price range except $500k - $550k. Conclusion, most things are selling quickly and for top dollar!

Sometimes you get to have a client who you can help find their absolute, dream home. This was a 2 year adventure and it all came together with this stunning home on top of a hill! I am so grateful to have been a part of this wonderful family finding their forever home in Talkeetna. Since the day I met them, this has been the goal. I could not be more excited to see all the things take shape that they have dreamed for their family in this home.
