Your furniture layout can quietly kill a buyer’s interest—or make them fall in love in seconds.

When staging, think “pathways” first. Make sure there’s a clear, natural walk from the entry through each room. If someone has to shimmy around a sofa or bump a coffee table, the space will feel smaller and awkward.

Pull furniture off the walls, float a cozy conversation zone, and anchor it with a rug. A simple swivel chair or side table can visually “finish” a corner and make the room feel intentional, not random.

Edit, don’t add: fewer, well‑scaled pieces will always photograph—and show—better than a crowded room.

Walk into your next open house like a pro, not a passerby. 📝

Here’s a quick Buyer & Seller Open House Checklist:

For buyers:
• Bring a notes app or small notebook
• Check noise levels inside and outside
• Look at windows, floors, and ceilings for cracks or stains
• Ask how old the roof, HVAC, and appliances are

For sellers:
• Declutter entry, kitchen, and bathrooms
• Open curtains and blinds for natural light ☀️
• Hide personal photos and valuables
• Light, fresh scent only—no overpowering sprays

Save this list before your next showing or open house.

Your square footage isn’t the problem—your staging is. Small spaces can look high-end and spacious with the right moves.

Start by picking 2–3 main functions for each room (sleep + work, dine + entertain) and ditch anything that doesn’t serve those roles. Clutter is the fastest way to make buyers feel cramped.

Use leggy furniture, glass or light wood tables, and a rug that’s big enough to tuck front legs of sofas and chairs on—it visually enlarges the room. Hang curtains high and wide to fake taller windows and let in maximum light.

Mirrors opposite windows, matching lamps, and a tight color palette (neutrals + one accent) will pull everything together and make even the tiniest space feel intentional and move‑in ready.

Thinking about buying or selling this year but not sure where to start? Let’s break it down into simple steps 🏡

Step 1: Get clear on your goal. Are you upsizing, downsizing, or investing?
Step 2: Check your finances. Understand your budget, comfort monthly payment, and any debt to tackle first.
Step 3: Get pre-approved and prep your home. Buyers need a strong pre-approval; sellers need a clean, decluttered space.
Step 4: Partner with a local agent who can guide pricing, offers, and negotiations from start to finish.

Save this as your roadmap and message me when you’re ready to walk through each step together.

“I’ll just wait for the perfect time to buy or sell.” 🚫

Myth: There’s a magic month when you’ll automatically get the best deal.
Reality: The “right time” is when your finances, goals, and timeline line up — not when a headline says so.

Well-prepared buyers and sellers are winning in every season. Homes that are priced right and presented well attract solid offers, whether it’s spring or the middle of fall. 📅

Instead of trying to time the market, focus on what you can control: your budget, your must‑have list, and your prep work (decluttering, minor repairs, and smart pricing).

If you are wondering whether now is the right time, let's talk through your situation - not someone else's. Every family is different, and the best decision is the one that fits your goals, timeline, and financial picture.

If you’re planning to buy or sell in Alaska this year, read this:

The market hasn’t slowed down—it’s shifted.

Homes that are priced right are still selling, but buyers are far more selective than they were even a year ago. The biggest mistakes I’m seeing right now are overpricing, expecting multiple offers no matter what, and waiting too long to make a move.

If you’re even thinking about buying or selling, the strategy matters more than ever.

Message me—I’ll show you exactly what to do next based on your situation.

Recently I spoke with an active duty service member and his family who thought buying a home wasn’t possible because they didn’t have the money needed for closing.

After structuring the offer and negotiating the right terms, we were able to secure seller concessions and put together a deal that worked for everyone.

At closing, they didn’t bring money to the table — they were actually paid to move into their new home.

If you’d like me to take a look at your situation and see what might be possible, send me a message.
