Mortgage rates just crossed back into 7% territory on some daily trackers. 😬

So…is this a terrible time to buy?
Not necessarily.

Yes, affordability is harder. I'm not going to sugarcoat that.

But here's the part that doesn't always make the national headlines:
🏡 Inventory in the Greenville-Anderson market is up significantly from last year.
🏡 Nearly 1 in 4 active listings had a price reduction in August.
🏡 Homes are taking longer to sell in both Greenville and Anderson County.
🏡 Builders and some resale sellers are offering incentives to get deals together.

Translation? Buyers have more leverage than they did when everyone was fighting over the same few houses.

That doesn't erase the interest rate.
But price isn't the only thing we can negotiate.

Closing costs. Rate buydowns. Repairs. Credits. Builder incentives. Timing. And yes — sometimes the price.

And you've probably heard “date the rate, marry the house.”

I look at it differently.

One of the best ways to experience Anderson, South Carolina? Run through it. 🏃‍♀️❤️

Tonight’s Anderson Run Club route started at Electric City Pizza, carried us through Downtown Anderson, onto the trail toward Linley Park, back through downtown past Wren Park and finally back to Electric City Pizza…where apparently the finish-line hydration plan included getting squirted with a water gun. 😂💦

Runs like this are such a fun reminder of how much Anderson has to offer — local businesses, parks, downtown streets, green space and a growing trail network that lets us experience the city in an entirely different way.

I’m really looking forward to seeing more of the Anderson trail system developed and connected in the years ahead. Trails aren’t just for runners — they create places for families to walk, cyclists to ride, neighbors to connect and everyone to enjoy more of the community we call home.

More trails + more connected neighborhoods = an even better Anderson. ❤️

One of the best ways to become better at what you do? Surround yourself with people who challenge you to grow. ❤️

I spent this morning at Berkshire Hathaway HomeServices C. Dan Joyner, REALTORS® learning from the always incredible Jimmy Burgess — and as usual, I walked away with new ideas, fresh perspective, and a few things I can’t wait to put into action.

There’s something powerful about being in a room filled with people who are committed to getting better, serving their clients at a higher level, and raising the bar for real estate in the Upstate.
