At Breeze Home Buyers, we’ve been working in real estate in Anderson, IN for quite some time and we thought it might be useful for us to share some of what we’ve learned over the years…
..and give you some tips for buying a property that you can call home!

Here’s the advice we offer to our closest friends ;-)

Be Picky — People rarely buy a home and wish they had been LESS picky. A few months or years down the road, the reality of the home you bought is going to kick in. So it’s good to be a little picky about the property you purchase and make sure it’s got everything you want.

No Agent — The downside to hiring a real estate agent who’ll help you look for homes is that when you make an offer, the seller’s agent may be less motivated about your offer because they’re going to have to split the commission with your real estate agent. Our recommendation is to check out homes yourself and, once you find something you love, offer to let the seller’s agent represent you. That agent will be motivated to get the sellers to accept your offer because they’ll get the full commission.

Escalation Clause — If you find a home that you absolutely love, then you might consider including an escalation clause in your offer. This basically says that you’ll outbid anyone else who makes an offer on the property.

When you’re trying to sell a home, what exactly ARE closing costs?

Closing costs for a seller can reach 8% - 10% of the sale of a home. So estimated closing costs on a $250,000 home could be $20,000 to $25,000…

That’s a lot of money!

But where is that money going? Does the seller or buyer pay for closing costs? And are there any ways to reduce how much you pay in closing costs?

Unfortunately, in a typical real estate transaction, the seller will pay more closing costs than the buyer. Potential items included in seller closing costs are…

Agent commission (paid by seller)
Transfer tax (paid by seller)
Title insurance (paid by seller)
Escrow and closing fees (split between buyer and seller)
Prorated property taxes (paid by seller up to close date)
HOA fees (paid by seller up to close date)
Attorney’s fees (paid by seller)

If the buyer demands updates or repairs before signing, or if the inspections find hidden damage, the seller might also be required to pay for repairs.

The good news is that these closing costs will usually just come out of the profit you make on your home… but that’s also BAD news.

Because it means you’ll make less money!

One way to reduce closing costs is to negotiate with your real estate agent on their commission. If they refuse to negotiate, it could be a red flag and you might consider finding a new agent.

As soon as a homeowner falls behind on property taxes, the local taxing authority will begin adding interest and penalties to the account, so unfortunately the balance will continue to increase.

Set Up A Payment Plan – Some taxing authorities will work with you and allow back taxes to be paid in installments, but you will have to prove your financial hardship and interest may accrue.

Apply For A Loan – Some banks, and property tax lenders will loan money to pay back taxes. The latter specializes in this type of lending but be aware they charge very high interest rates.

Request An Abatement – You may be able to request an abatement due to economic hardship. You will have to provide proof that there is only enough income to meet your basic living expenses. An abatement forgives the debt without a repayment required, so if you can get approved it’s a really good option. But if there is enough equity in the property to satisfy the tax debt, you may be denied, requiring the sale of the home.
