There are two types of people in this world…
1. Those who are in the process of moving to a new home
And
2. Those who are not.
For the past year I’ve been busy fixing up the house that my wife grew up in since she was 4 years old and we just sold the house.
I’m talking major repairs.
Roof, wrapping trim, fixing siding, removing mold from the attic, filling in a 13 foot deep well in the basement with gravel one bucket at a time through a small basement window, painting the entire house inside and some trim on the outside, connecting the house to public sewer, ripping out carpet and refinishing hardwood floors, electrical work, and probably the worst of all getting rid of 40+ years of junk with multiple dumpsters and trips to the dump.
It’s been a humbling and very stressful experience, but I’m glad that I went through all this because it let me experience what you, my valued clients go through when you are trying to sell your home and move to a new one.
When you sell homes everyday it can become second nature because we do it all the time, but this was a good reminder for me that you don’t do this every day.

There are so many decisions that have to be made before you sell…
1. What repairs should we make and not make? Which ones will get you the most return on your money invested? How do we prepare your home to sell?
2. Keeping you compliant with all laws like lead paint, fair housing, disclosure laws, etc.
There is an old saying in real estate:
“The more you tell, the more you sell”
Yet many home sellers are tempted to try to hide things from potential buyers which can be a very costly mistake that could open you up to lawsuits.
3. Pricing your home correctly by knowing the market conditions very well. What have houses like mine sold for recently? How fast are homes selling today? How many home sales are falling through? How many home listings are experiencing price drops versus selling right away? What are buyers in the market saying about your home?
4. Understanding the process and making sure everything you need to do gets done and on time so you can have a successful closing.
