There are two types of people in this world…

1. Those who are in the process of moving to a new home

And

2. Those who are not.

For the past year I’ve been busy fixing up the house that my wife grew up in since she was 4 years old and we just sold the house.
I’m talking major repairs.

Roof, wrapping trim, fixing siding, removing mold from the attic, filling in a 13 foot deep well in the basement with gravel one bucket at a time through a small basement window, painting the entire house inside and some trim on the outside, connecting the house to public sewer, ripping out carpet and refinishing hardwood floors, electrical work, and probably the worst of all getting rid of 40+ years of junk with multiple dumpsters and trips to the dump.

It’s been a humbling and very stressful experience, but I’m glad that I went through all this because it let me experience what you, my valued clients go through when you are trying to sell your home and move to a new one.

When you sell homes everyday it can become second nature because we do it all the time, but this was a good reminder for me that you don’t do this every day.

If we can make your moving process even a small amount less stressful and get you the results you want it makes me extremely honored to be able to help.

There are so many decisions that have to be made before you sell…

1. What repairs should we make and not make? Which ones will get you the most return on your money invested? How do we prepare your home to sell?

2. Keeping you compliant with all laws like lead paint, fair housing, disclosure laws, etc.

There is an old saying in real estate:

“The more you tell, the more you sell”

Yet many home sellers are tempted to try to hide things from potential buyers which can be a very costly mistake that could open you up to lawsuits.

3. Pricing your home correctly by knowing the market conditions very well. What have houses like mine sold for recently? How fast are homes selling today? How many home sales are falling through? How many home listings are experiencing price drops versus selling right away? What are buyers in the market saying about your home?

4. Understanding the process and making sure everything you need to do gets done and on time so you can have a successful closing.

This post will probably be wildly unpopular if any of my competitors see it, but LET'S BE HONEST!

Right now IS NOT A GOOD TIME TO BUY real estate. Almost every home that comes on the market right now is getting 3 to 68 offers with sale prices WAY OVER ASKING PRICE.

Worse yet, buyers are waiving home inspections even on 60 year old houses. Whoa super risky!

They are even putting in writing in contracts that they will buy the house even if the appraiser says that it is not worth what they agreed to pay for it.

If you have the money and can take these risks then go for it, but let's be honest this is not a pleasant time to be a buyer of real estate right now unless you have more money than you know what to do with which I know is not most of us.

If you have the money and really need a house and willing to deal with these crazy seller market conditions then by all means buy a house, enjoy it and live the good life, but let's be honest about what is really happening. It is not a pleasant time to be a buyer of real estate.

On the flip side, you sellers are sitting in nirvana! You may be shocked at what your property might be worth right now.

To my dismay though, some sellers seem to be getting lax lately and not even doing basic cleaning, decluttering and minor repairs leaving LOTS of money on the table.

Look I get it, moving is super stressful and getting rid of junk and cleaning is not a lot of fun. I'm doing it myself right now which is probably why I'm writing this post at 3 AM in the morning.

If the thoughts of all that prep work stresses you out or if you don't know where to start, I actually have a box of 28 books about home staging and preparing your home to sell. If you would like a copy of this book message me and let me know where I can drop off a copy for you, after all I can't read all 28 copies myself and I need to get the out of here.

- Junk removal guys!
- Movers!
- Storage Companies!
- Handymen and Handywomen
- Truck rental companies
- Plumbers
- Roofers
- Electricians
- Home warranty companies
- Attorneys

If I don't have a contact I can help you find one with good reviews.

Please though if you are the type of person that just wants to get the free book because it is free, but you are just going to put it on a shelf and not read it then don't bother reaching out for one because it won't help you.

You see learning from the knowledge and experience of experts is really powerful, but it can only benefit you if you are willing to take the advice and actually apply it.

Oh there is one more pitfall that sellers need to know about right now. Just because you are a seller and get 12 offers mostly over your asking price that doesn't mean you are all set.

If you pick the wrong offer your sale could fall through and you could lose the other buyers because they find something else or because they were frustrated and angry that they were not selected the first time. Don't let this happen to you!

Oh and also another potentially unpopular statement, the highest offer price is not always the best the offer.

The highest offer doesn't mean anything if those buyer's change their minds or end up not being able to close due to financing or other issues. If you want to know how I help prevent this disaster from happening message me.
