β†’ Concessions so buyers can buy down their rates

β†’ Providing a home warranty (especially for new builds)

β†’ Contributing to or covering the buyer’s agent fee

In an expensive, higher interest rate market, buyers are appreciating the extra support. πŸ’Έ

- Start each tour with a photo of the house numbers/address
- Create a folder in your photos app for each address
- Pack water, snacks, easy shoes, hand sanitizer & phone charger

2️⃣ AT EACH HOUSE

- Note the home's natural light
- Open closets, cabinets, and drawers to check storage
- Listen for road noise in bedrooms
- Check outlet placement in each room
- Take photos of any concerning areas
- Take 5 minutes in your car to jot down impressions while fresh

3️⃣ ASK THE LISTING AGENT

- "What's the seller's timeline?" (Negotiation intel)
- "Any previous offers?" (Competition insight)
- "How old is the roof/ HVAC/ electrical?" (Future expenses)

And the answer is yes, there are still deals out there.

This is what I keep my eyes peeled for ↓

1) CONTRACT CANCELLATIONS 🏷️
- Not every sale crosses the finish line, and when they don't, it's usually a great opportunity
- "Back on Market" listings are often priced better than the original listing and the sellers are motivated

2) HIGHER "DAYS ON MARKET" 😴
- Homes that have been on the market a while (~45+ days), sellers more willing to negotiate
- Could be sitting because of pricing, lackluster listing photos or required lots of TLC
- A trained eye can spot value (or necessary updates)

3) BUILDER CLOSEOUTS πŸ—οΈ
- Builders are in the business of selling homes, not owning them
- If a new construction home is move-in ready, chances are the builder is eager to sell... (πŸ‘‹ discounts & builder credits)

4) MOTIVATED SELLERS πŸ“…
- A seller might be motivated to offer a great price or terms due to sudden life changes - job relocation, divorce, death, or the need to liquidate
- This is where an agent's intel on the seller can work to your advantage

5) HIDDEN GEMS πŸ’Ž
- Sometimes a really great property gets overlooked because it has an unusual floor plan, an outdated kitchen, or is outside of the most popular neighborhoods
- As long as a property has "fixable" issues within the buyer's budget, the pros could outweigh the cons

Here's something many first-time buyers don't realize: The property tax amount you see on current listings? It's probably NOT what you'll actually pay.πŸ‘‡

When you buy a home, the property gets reassessed at your purchase price. But that new tax bill won't hit until next year!

πŸ”’ Let's look at the numbers:

- If the current owner bought at $200k years ago
- And the current annual tax: $2,000
- But you buy at $550k
- The new estimated tax: $5,500
- That's about $290 more per month!\*

(\*Disclaimer: this amount will vary by location, and it can increase by hundreds each month)

🚨 Why This Matters:

- Your initial mortgage estimate might show the CURRENT tax amount
- Your payment could jump significantly when taxes adjust

Let's compare a traditional monthly payment vs. a bi-weekly payment.

Purchase price: $500,000

- 20% down ($100,000)
- $400,000 loan
- 30-year fixed at 6.5%
- Regular monthly payment = $2,528

MONTHLY PAYMENT METHOD

- 12 payments per year
- Total interest paid: $510,080 (yep, it's more than the loan!)
- Total paid over 30 years: $910,080 ← almost $1 MILLION by the time you've paid your loan!

BI-WEEKLY PAYMENT METHOD

- 26 half-payments = 13 full payments per year
- $1,264 every two weeks (half of the monthly payment)
- Pay off mortgage 4 years earlier
- Total interest paid: $461,325
