Fall near Andover has a little something for every day of the week. 🍂 From pumpkin picking with the kids to a cozy date night, there are so many ways to enjoy the season close to home. It’s one of the reasons I love this area so much.

Some real estate transactions are straightforward.

This was not one of them. 😅

When we started preparing this C**n Rapids townhome for the market, it needed a major refresh. My sellers took my recommendations and invested in fresh paint, clearing everything out, replacing a dishwasher that I’m fairly certain was from another century, and giving the home a VERY deep clean.

And that preparation paid off.

Because I sold this home not once, not twice, but THREE times.

Yes, you read that right.

This was an estate sale involving a Transfer on Death Deed, and four sellers, three living almost two hours away. Not everyone was comfortable with electronic signatures, so coordinating everything required extra creativity and patience.

After a busy first weekend and successful open house, the offers started coming in.

Offer #1: We received multiple offers and accepted a strong one. When those buyers decided not to move forward, the other buyers had already moved on.

Back on the market.

Offer #2: Multiple offers again. We accepted another strong offer. Then, about two weeks in, the buyer’s financing unexpectedly fell through.

Back on the market again.

Offer #3: After just ONE DAY back on the market, we had another offer. We made it through the contingencies, only to have one final delay on the buyer’s side push our closing date back.

But this time, WE MADE IT!

Three times on the market. Three accepted offers. Two deals that didn’t make it to closing. And in the end, we CLOSED OVER ASKING!

This transaction was a great reminder that no two real estate transactions are ever the same. There will always be things you simply cannot predict or control.

What you can control is who you have in your corner.

Having someone you trust to communicate, problem solve, and navigate the unexpected can make all the difference.

I’m incredibly grateful to my sellers for trusting me through it all.

I also couldn’t have done it without my amazing transaction coordinator, Deja Schwarz and the team at Concierge Title, Inc.. There were A LOT of moving pieces behind the scenes, and I’m grateful for their help getting this one across the finish line.

There are some closings that just stick with you, and this is definitely one of them. ❤️🏡

A few years ago, I met Alessandro at an open house. We chatted, he took one of my business cards, and life went on. I had no idea that years later he’d reach out, remember our conversation, and trust me to help him and Cassie find their very first home.

From the very beginning, they knew they weren’t looking for perfection. They wanted a home with good bones, a place they could truly make their own over time. When the right one came along, it had multiple offers the very first weekend. With the right strategy (and a little perseverance), we were able to win!

From there, we negotiated some great inspection wins that helped them save on upfront costs, giving them more flexibility to start making the home their own.

Getting to know Cassie and Alessandro throughout this journey has been such a joy. One of the best parts of this job is that clients often become friends, and I know we’ll be keeping in touch long after closing day.
