One of the biggest surprises for land buyers in North Carolina is the gap between physical and legal access.

Just because you see a gated logging trail or a clear dirt path doesn't mean you have the legal right to use it.

PHYSICAL ACCESS is whatโ€™s on the ground. Itโ€™s the gravel, the bridge, or the worn trail that physically lets a vehicle onto the property.

LEGAL ACCESS is whatโ€™s in the courthouse. Itโ€™s a deeded easement or direct frontage on a public road. Without this, that property is technically "landlocked" in the eyes of the law, even if thereโ€™s a perfectly good road right in front of you.

In NC land transactions, you have to look past the dirt and into the records. If that path crosses a neighbor's property without a recorded easement, that access could disappear tomorrow or, at a minimum, become a legal battle.

Walked a new listing yesterday, just ahead of the weather moving in today.

Winter is one of the best times to really evaluate land. With the canopy down and no undergrowth, nothing is hidden. You can see how the property actually lays, how water moves, where access and trails exist, and what kind of timber youโ€™re working with.

This is where the difference shows.

A map wonโ€™t tell you what a property is really like. Hiring someone to handle photos or fly a drone wonโ€™t eitherโ€”it may make a property look good, but it doesnโ€™t tell you anything about how the land actually lays, drains, or functions on the ground. Too many listings are marketed without the agent ever setting foot on the property, leaving important details overlooked.

The only way to truly understand landโ€”whether youโ€™re pricing it, marketing it, or advising a buyerโ€”is to walk it.

Creeks show themselves. Drainage issues donโ€™t hide. Boundaries and usable acres become clear. What looks good in summer photos can tell a very different story this time of year.
