Remember when oak cabinets were in every kitchen? Or when millennial gray showed up in every single listing like it was a requirement?

Design always moves in seasons. What feels fresh and elevated now eventually becomes a timestamp.

Right now, these are the features my buyers are genuinely excited about. The ones they pause on. The ones that make them say, “This feels right.”

Here’s my honest, real-life answer.

Just because a home has been sitting doesn’t "automatically" mean something is “wrong” with it. Most of the time, it comes down to one of three things:

Pricing that missed the mark from the start. The first couple of weeks matter more than people realize, and if a home launches too high, buyers mentally move on. Even if the price is adjusted later, that initial momentum is hard to get back.

Presentation. Buyers today are busy, overwhelmed, and scrolling fast. Homes that feel dark, cluttered, or dated online often get skipped before anyone ever steps foot inside. It’s not about perfection, it’s about helping buyers emotionally connect.

Strategy. Some homes are marketed like it’s still 2021. Others are positioned thoughtfully with timing, negotiation room, and buyer psychology in mind. Strategy makes a bigger difference than most people think.

And yes, occasionally there is something more serious going on, but that’s exactly where good representation matters. I consult in a way where I’m literally giving you the advice I’d give myself. If something feels off, I’ll tell you.

If you’ve traded doom scrolling for Zillow scrolling, you’re probably closer to buying a home. home than you think. Sometimes the most calming thing you can do is sit down with someone, talk through the what-ifs, the timing, the hopes, the nerves, all of it, and realize you’re not behind. You’re just in the thinking stage.

I love being that person you can hash it out with. No pressure. No rush. Just real-life advice I’d give my own friends and family. We talk goals, dreams, numbers, and next steps so things feel clear instead of heavy.

These are all the little things in my life that I love, that kept me fueled (and hydrated), and that kept things fun and productive this year!

It's fun to reflect back on the year before the new year. Waiting until after the new year makes things feel rushed and pressure-filled. A big goal of mine this year was to prioritize being more present.

This is one way to be a little more present, because life changes in a blink...I know this to be all too true.

It’s no secret I love living in Ankeny, IA, but did you know I spend a lot of time helping clients in surrounding areas, too?

I love working in West Des Moines, since it's just a short jaunt from where I live. Plus, that's where I do most of my shopping and dining when I have friends and family in town (you'll usually find us somewhere near Jordan Creek).

Norwalk is just a quick trip down I-35, and I love visiting friends who live there, so I'm always exploring local neighborhoods when we go for playdates.

Polk City and Johnston are so easy to get to. Weekends in the warmer months are spent experiencing life on the lake and grabbing food at Roots 95 or Charlotte's.

And Ames is practically my 2nd home, since we're always at Iowa State games and activities.

These are just a few of the cities I work in, though! If it’s north of WDSM, south of Ames, east of the Des Moines River, and west of Bondurant, I can most certainly help you buy or sell a house there!

Mortgage rates aren’t one-size-fits-all.

Realtor.com recently found that (just) shopping around for a lender could save borrowers up to $44,000 over the life of a 30-year loan.

Even here in Central Iowa, where homes average around $300K, a 0.5% rate difference could save you $30K+ — just by getting a second or third quote.

Moral of the story? Don’t settle for the first lender you talk to. Ask questions. Compare options. Yes, you should vibe with your lender and trust them with your most sensitive of financial info, but you should also make sure you're coming out on top with the best loan structure you can possibly find.
