Not to nitpick but...
There are a few things I obsess over when touring a home. 👀
It might take a few extra minutes, but being thorough protects my clients in the long run.
Some things are easy to spot — fresh paint, a squeaky door. Others take a trained eye and a few years of experience: roof age, basement moisture (Des Moines winters and spring runoff make this important), HVAC condition, window efficiency, and how original woodwork holds up in older neighborhoods like Sherman Hill.
I’m also checking lifestyle details: walkability, garage and driveway space for winter, and lot slope for drainage. Those small observations often become negotiating points later. ✅
My clients know that when we're in house-hunting mode, I'm weighing the details, comparing options, and looking for what we can leverage.
