Is this year the year that you are looking to make a change from renting to buying? Let me show you what that process might look like step by step.
1. Find a Realtor
Having someone who knows the industry and will help do all the heavy lifting for you can make this process go much smoother. Plus, having access to tools, like the MLS, that you don’t will help find the home that checks all your boxes.
2. Find a lender and get pre-approved
Luckily if you did number one, then chances are your realtor connected you to a trusted and preferred lender that will help you and guide you to find how much house you can afford.
3. Begin the house hunt
Now the fun stuff begins and you can give your Realtor the check list and they can get to work on sifting through the MLS and FSBO listings and even listings they have in their pocket that have yet to hit the market.
4. Make an offer
You finally found the one and you want to write an offer. Your Realtor will write the offer send it over and do all the negotiation for you.
5. Home inspection and Appraisal
Congrats your offer was accepted. Now it’s time to conduct your inspection and appraisal get a closer look at things you may have missed and give you an estimate on your home’s value.
6. Closing
Your home passed inspection and underwent the appraisal. Now it’s time to sign all the paperwork on your mortgage and take possession of your home!

Have you thought about selling your home? Chances are in the last year, given the current market conditions, you’ve probably at least thought about what your house may be worth in this competitive market.

The first thing to note when trying to put a value on your house is the difference in your homes appraised value and your market value.

An appraised value is based off a licensed appraisers professional unbiased assessment of the value of your home. They base this off things like the square footage, interior condition, location, and comparable properties.

Your homes market value is what a buyer is willing to pay. This can be assessed by a Realtor completing a CMA or comparative market analysis. In doing this they will look at comparable homes in your market area and what they sold for recently and how they compare to your home.
