A big thank you to all of you for following my page. I'd like to take a moment to state the purpose of this page. I post items that are coming before or have already been presented to the Ankeny Planning and Zoning Commission, and occasionally other news concerning living in Ankeny. I do not post rumors or businesses that may be coming to town that are only leasing space and not physically building. By the time a project is scheduled to be on the P&Z agenda, city staff have worked for weeks and months with the developers to iron out all the details and provide public hearings if needed, so that by the time plans are presented for final approval, approval is pretty much just a formality.
Approval of plans does not always mean the project gets built. A good example of this is HomeGoods. In 2019 they presented plans that were approved to build a store on SE Delaware in front of Fleet Farm. However, due to their bankruptcy and restructuring, it was never built.
Sometimes projects are approved but take months or even longer to be built. This could be due to the developer obtaining final financing, availability of contractors, weather conditions, etc. Some projects are ready to go as soon as approved, for some it's just the start.
Rumors fly all the time, but usually are not proven to be true, even from good sources. Example 1: I heard from Texas Roadhouse personnel at two different locations that they would be building in Ankeny and hiring for management had started. It never happened. Example 2: Supposedly a nationally known grocery-based business will be going into my (Iowa Realty's) old office space on SE Delaware. No public proof has been given and until I see a sign go up or an announcement made, it is a rumor.(I will address Hy-Vee and Fareway rumors in another post).
For these reasons I will only post what actually goes before the Planning and Zoning Commission, and sometimes what goes through the Polk County Zoning Commission. These are projects that we can all believe will most likely happen.
