At tonight's Ankeny P&Z meeting, plans will be presented for Canyon Creek Park. It will be located at 810 NE Deerfield Drive. Plans for the 20 acres include a playground, splash pad, shelter, restrooms, a multi-use court, paved trails and a 32-stall parking lot.

Tonight's Ankeny P&Z meeting will hear a proposal for the property at 426 S Ankeny Blvd, next to Dairy Queen on the south side. This is currently a single-family, 1,052 square foot home, but the plan is to convert this into commercial office space for a proposed law firm. Several changes are planned but the main ones are removing the current front porch and steps and adding parking space.

At tonight's Ankeny P&Z meeting, Hubbell Realty will be presenting plans for their Marlow 35 Town Home development. It is 16.62 acres located between NE Delaware and I-35 near NE Fountain View Blvd. Plans call for 34 buildings of various styles, a clubhouse, pool, dog park and garage structures.

At tonight's P&Z meeting Dohrn Transfer is proposing an expansion to the parking area along with other site improvements at 2129 SE Hulsizer Road. The Plan & Zoning Commission previously approved an 8,100 square foot building addition in April 2025 which Is also shown in the proposal but has not been constructed yet. The site is east of SE Hulsizer Road, south of SE Lorenz Drive, north of SE Oralabor Road, and west of SE Delaware Ave. This proposal includes the previously approved building addition, 44 parking stalls with 5 accessible spcaes, 99 semi parking stalls and a sidewalk.

This is a good example of how the City of Ankeny does it's zoning of annexed land. When land is annexed, it is automatically given the status of R-1, single family residential, no matter what the future intent may be. The owner/developer then goes through a process of communicating with nearby landowners about their wish to change the zoning to another classification, then notice is posted for public hearings before bringing their request to the Planning & Zoning Commission. Legacy Housby, LLC, is asking to change the zoning of 32.84 acres of land located north of SE 90th and east of SE Four Mile Drive. They want to change the zoning from R-1 residential to M-1 light industrial. This land is located next to land with the same city zoning and its future use was likely intended to be industrial from the start.

At tomorrow night's Ankeny Planning & Zoning meeting, Pine Lake Estates Plat 3 Final Plat will be presented. It is a proposed 74.33-acre plat generally located east of Interstate 35, north of NE 18th Street, and west of NE Four-Mile Drive. The plat includes 59 single-family detached residential lots, along with Outlets T, U, V and Y for future development. The plat proposes a mix of Garden, Village, and Estate lots in accordance with the approved Pine Lake Estates PUD regulations. Outlets T, U, V and Y are required to be re-platted prior to development and may accommodate a maximum combined density of 149 future residential units.

RUMORS: I'd like to address two specific rumors that are going around and that concerns third stores for both Hy-Vee and Fareway. Let me say I consider these to be rumors because no plans have been presented to the Planning & Zoning Commission. Maybe there will be in the next few weeks, months, years or maybe never. Corporate finances and strategies change and so do plans. One thing that is certain is that both Hy-Vee and Fareway own land in Ankeny for the purpose of building a third store, Hy-Vee at NW 36th and NW State St and Fareway at NW 18th and NW Weigel. Fareway had even made a public announcement that they were going to build a store but once again, nothing has been presented to the City. Maybe they are working with city staff right now and working out all the details. Hy-Vee has owned their land for YEARS with no announcement. Maybe they are waiting to see the status of Fareway. Both are on the north side and seem to be ready to take advantage of all the housing developments going in that area. The time may be coming soon, but until they go before the P&Z, these are just rumors at this time.

A big thank you to all of you for following my page. I'd like to take a moment to state the purpose of this page. I post items that are coming before or have already been presented to the Ankeny Planning and Zoning Commission, and occasionally other news concerning living in Ankeny. I do not post rumors or businesses that may be coming to town that are only leasing space and not physically building. By the time a project is scheduled to be on the P&Z agenda, city staff have worked for weeks and months with the developers to iron out all the details and provide public hearings if needed, so that by the time plans are presented for final approval, approval is pretty much just a formality.

Approval of plans does not always mean the project gets built. A good example of this is HomeGoods. In 2019 they presented plans that were approved to build a store on SE Delaware in front of Fleet Farm. However, due to their bankruptcy and restructuring, it was never built.

Sometimes projects are approved but take months or even longer to be built. This could be due to the developer obtaining final financing, availability of contractors, weather conditions, etc. Some projects are ready to go as soon as approved, for some it's just the start.

Rumors fly all the time, but usually are not proven to be true, even from good sources. Example 1: I heard from Texas Roadhouse personnel at two different locations that they would be building in Ankeny and hiring for management had started. It never happened. Example 2: Supposedly a nationally known grocery-based business will be going into my (Iowa Realty's) old office space on SE Delaware. No public proof has been given and until I see a sign go up or an announcement made, it is a rumor.(I will address Hy-Vee and Fareway rumors in another post).

For these reasons I will only post what actually goes before the Planning and Zoning Commission, and sometimes what goes through the Polk County Zoning Commission. These are projects that we can all believe will most likely happen.
