Moving Tip Monday: When moving out of your home that you sold, make sure that you fix any issues that arise. Did you bump the drywall with a dresser? Were there blemishes behind that artwork you took off the wall? Did your movers track in dirt? These are all things that if you didn't deal with, the new owners will look that much harder at everything when moving in and may try to say you hurt the place after inspection, which could lead to some extra cost. Happy moving!

I've had many personal experiences when packing and moving. Not only have I moved myself, but I did a lot of moves through a moving company back in the day. The one thing I can tell you is that you do have more stuff than you think you do. Trust me, you do. If you are hiring a company, make sure you understand this as the bill will more than likely be higher than what you thought because you have more than what you thought. Also make sure that you have everything packed prior to them getting there. It is a lot of work, but anything you can do to make it easier on the company will help with a shorter process for them and less cost for you.

Moving Tip Monday: Subject to Sale

When considering offers on your house, a subject to sale offer needs to be thought through carefully. In a market like we have right now, you may get multiple offers very quickly, and the best offer very well could be a subject to sale. Should you accept, you now are at the mercy of someone else selling their property in order to buy yours. There have been many occasions where the sale falls through because a buyer's house just didn't sell. What kind of predicament did that put you in now? Now this is worse case scenario, because you still have the opportunity to list and show your house during this time, and should a better offer come in without a subject to sale clause, you can let the original buyers know. They then have a short timeframe to figure out how to make the transaction work without the sale or figure out how to get an accepted offer on their house ASAP. Maybe they lower the price significantly, or maybe they figure out a way to obtain the necessary loan without the sale proceeds. Don't ignore STS offers by any means as they can often be the best overall offers. Your real estate agent will help go over everything should that STS purchase agreement come in when you have your home listed.

Monday Moving Tip: Inspection

When you have come to terms on the sale or purchase of a property it is a great feeling, but that was only one hurdle to overcome. At times, the inspection and the negotiations that follow can be a bit more tricky. Every new home owner has the right to an inspection of the house unless it is a build or being sold as is. This means that things are going to come up that weren't noticed during a showing. These are things as a buyer that you want the seller to fix, and as a seller you want the buyer to take care of. This is all determined by the inspection report. This report will basically put the different items into categories of "needs to be done," "should be done," and "would be nice if it was done.". They don't call the categories that, but for explaining purposes I'm using them. Use these as further negotiation pieces. Be smart on the buyer side and don't be a stickler about every issue (especially issues you were planning on handling yourself). Be understanding on the seller side (are going to ask for similar things to be done on your new house?). A reasonable agreement can almost always be made, and once this hurdle is complete, you are well on your way to completing the sale/purchase.
