A few stamps on the passport and a whole lot of inspiration. ✈️🌍

Sweden, the Baltic Sea, Estonia, Latvia, Lithuania, France and Switzerland.

One of my favorite things about traveling is seeing what makes each place unique, from the architecture and homes to the streets and neighborhoods that give a destination its character.

Safe to say, I love looking at beautiful places whether I’m home or halfway around the world. 🏡❤️

Let’s talk earnest money. 💰

After a seller accepts an offer, the buyer may provide an earnest money deposit as a sign that they're serious about moving forward with the purchase.

But here's something first-time buyers may not realize: earnest money isn't necessarily an extra fee on top of the purchase price. When the transaction closes, it's generally credited toward the buyer's funds due at closing.

How much earnest money is offered can vary based on the transaction, local practices and even the competitiveness of the offer.

And because your ability to get that money back can depend on the terms of your purchase agreement, it's important to understand the details before you sign.

September is the perfect time to give your home a little attention before cooler Michigan weather settles in. 🍂🏡

Clean out gutters before the leaves really start falling, check your furnace before you need to turn on the heat, seal any drafty windows or doors and take a look at your roof for signs of damage. It’s also a good time to test smoke and carbon monoxide detectors and start tackling fall yard cleanup.

A little maintenance now can help protect your home and prevent bigger headaches when winter arrives.

You agreed on a price. So why does the home still need an appraisal? 🏠

When financing a home, the lender generally wants an independent opinion of the property's value before lending money toward the purchase.

An appraiser considers factors such as the home's condition, size, features, location and comparable recent sales to develop an opinion of value.

If the appraisal comes in at the purchase price, great. If it comes in lower, there may be additional conversations or negotiations before the transaction can move forward.

It’s one more step in the process where knowing your options matters.
