‼️ATTENTION POTENTIAL BUYERS ‼️
For those of you who have been putting off purchasing a home, things are about to change that may make you rethink waiting to buy. With the recent NAR settlement, if approved by the courts, buyers are in for a big change come July. Here’s what it will mean for buyers:
1) Buyers will be responsible for paying the buyers agent commission that you and your agent negotiates with each other. It is possible that the percentage you agree upon, could be negotiated for the seller to pay during contract negotiations during purchasing. However, if the seller says no, or only agrees to partial of it, buyers will now be in the hook for the remaining commission to your agent.
2) NO SHOWINGS until a Buyer/Broker agreement is signed! This means that if you want to see a house, you will have to sign an agreement with the buyers agent BEFORE the door even gets opened, and in that agreement is where the buyers agent commission will be noted.
