Home prices aren’t skyrocketing like they used to—and that alone is turning heads 👀

For the first time in years, asking prices have started to ease, giving buyers a little more room to breathe in an otherwise tough market 🏡 It’s not a huge drop, but it could be the early sign of a shift you’ll want to pay attention to 📉

Three days before closing… a $5,000 problem showed up 😳 and it all started with a simple typo in the appraisal.

At first glance, it looked final. The value dropped, the deal was suddenly at risk, and the buyer’s agent was asking what we were going to do next.

But something didn’t sit right 🧾

So I reviewed everything closely—and found more than just one issue in the report.

That’s when things shifted.

I requested a reconsideration of value, submitted updated comps, and waited to see if it would make a difference.

24 hours later… everything changed ⏳

The appraisal came back up to contract price—and my seller didn’t lose $5,000 🙌

Not every appraisal gets revised… but not every appraisal should go unquestioned either.
