The latest NTREIS numbers are in for June 2026, and here are a few key takeaways:

🏡 Entire MLS
• Median Sales Price: $372,000 (-0.8% from last year)

📍 Collin County
• Median Sales Price: $465,990 (-2.9%)

📍 Grayson County
• Median Sales Price: $310,000 (-4.6%)

So, what does this mean?

✔️ Buyers: You may have a little more negotiating power than we've seen over the past few years. There are opportunities to purchase before the market shifts again.

✔️ Sellers: Homes are still selling, but pricing correctly from day one is more important than ever. Strategic pricing and professional marketing can make all the difference.

This one definitely kept ME on my toes all the way to the closing table 😅🏡

People think Realtors just unlock doors and negotiate contracts… but the truth is, I wear about 47 different hats during a transaction 😂 Negotiator, counselor, project manager, problem solver… and apparently landscape coordinator 🌳🪴🚜

When HOA landscaping violations popped up right before closing, I wasn’t about to let this deal fall apart. I jumped into action FAST — coordinating, planning, hauling, trimming, planting, leveling, cleaning up… whatever it took to get this one CLOSED 💪🏼

🏡✨ After months of searching, we finally found the one for my clients in Princeton! 🎉
