There are two kinds of pre-approval letters floating around in the home buying world right now, but only one of them is actually going to help you win.

A pre-qualification is simply a conversation about your numbers. You get a letter but nothing has been verified. Nobody has looked at your actual documentation. A fully underwritten pre-approval is a completely different level. We go through your income, assets, and credit in detail and submit everything to an underwriter to sign off before you ever make an offer. When you are in a multiple offer situation and the listing agent calls me, a fully underwritten TBD approval tells them one thing: this buyer is the real deal and ready to go. That is the difference between your offer getting accepted and going home empty-handed with no contract.
