If Hallmark made a Chesapeake Bay movie… it would probably be set in Oxford, Maryland.

You take a tiny ferry across the water past sailboats and osprey, then suddenly arrive in a town filled with brick sidewalks, white picket fences, historic inns, and perfectly preserved homes that look straight out of another era.

There’s a little bookstore, waterfront restaurants, a sleepy marina, and the kind of quiet streets that make you want to put your phone away and stay awhile.

It feels slower there in the best possible way.

Like the kind of town where everyone waves, summer evenings last longer, and you accidentally end up browsing antique shops for two hours before dinner by the water.

Honestly, it’s one of the most charming places on the Eastern Shore.

If you know these Annapolis spots… you’re probably a local.

Breakfast at Chick & Ruth’s.
The Eastport Bridge opening at the worst possible time.
Boat Show week traffic.
Orange crushes by the water.
Dinner Under the Stars on West Street.
The sound of the noon cannon downtown.

It’s the little things that make living here feel different.

Annapolis isn’t just where you live — it becomes part of your lifestyle.

There’s something special about celebrating Flag Day here in Maryland.

The flag that inspired “The Star-Spangled Banner” flew over Fort McHenry in nearby Baltimore during the War of 1812 — a moment that became part of American history forever.

Living in Annapolis, surrounded by so much history and tradition, it’s hard not to feel a sense of pride this time of year. The Navy traditions, the waterfront, the historic streets, the flags flying over the Chesapeake.

It’s one of the many things that makes this area feel so uniquely American.

Happy Flag Day, Annapolis. 🇺🇸

One thing I think about constantly when marketing a home?

I’m not creating content for the MLS. I’m creating content that makes buyers stop scrolling.

Most people online are not looking for a full walkthrough of every room. They want to feel something.

I focus on the moments that make a home unforgettable — the waterfront sunset, the natural light pouring into the kitchen, the cozy reading nook, the entertaining spaces where everyone gathers.

Because great real estate marketing is not just about showing a house. It’s about helping buyers picture their life there before they ever step inside.

That’s the difference between content people scroll past… and content that gets saved, shared, and turns into showings.

What are buyers looking for right now?

• Prime locations close to everything Annapolis has to offer
• Modern luxury that still feels warm and inviting
• Entertaining spaces designed for hosting
• Old-school charm and timeless character
• Waterfront living with views that never get old

The homes getting the most attention lately are blending all of these together.

Annapolis buyers are not just shopping for a house right now — they are shopping for a lifestyle.

Real estate advice is easy to find. Knowing which advice actually matters in the Annapolis market? That’s the important part.

After years of helping buyers and sellers navigate Annapolis real estate, I’ve learned that the smallest decisions can often make the biggest difference when it comes to preparing, marketing, and negotiating a home sale.

Swipe through for some of the strategies I would personally follow if I were selling my own home — from preparing your property before it hits the market to creating a marketing strategy that attracts serious buyers from day one.

If you’re thinking about selling in Annapolis, I’d love to help you create a plan that feels thoughtful, strategic, and tailored to your home.
