There is nothing more special than handing the keys to first-time homebuyers, especially when they are as deserving as this sweet couple. I am so grateful that I was able to play even a small part in their journey to homeownership. From the very first moment we walked into this house, we all knew this was the one. And just like I tell every client... once you know it’s the one, I’ll do everything I can to help you make it yours. Just ask them. 🙂✨🙃

The first three weeks of this transaction were smooth sailing, and I was so excited that they were getting to experience such a positive, seamless process. I truly wish that kind of experience for every client of mine.

But the final three weeks? Shew, the complete opposite. From the sellers attempting to back out of the contract for an unjustified reason, to missed deadlines on the other side, constant renegotiations, and a whole lot of behind-the-scenes micromanaging... it was a battle. Supporting and standing up for my clients is something I pour my whole heart into. This was one of those transactions that truly tested us, but in the end, WE DID ITTT. They got their dream home, and their happiness makes every challenge worth it. 🥹

Carrie + Josh, I can’t wait to watch you and your beautiful boys grow up in such a special home, filling it with memories, laughter, and so much love. Congratulations on your very first home, I couldn’t be happier for you both! ❣️🏠❣️

The mortgage process can feel a little intimidating (and a lot confusing).
Here’s a quick breakdown of what really happens behind the scenes: 👇

1️⃣ Determine Your Budget
Before you start scrolling listings, take a good look at your finances. Think: monthly comfort zone, not just max approval amount. Knowing your true budget = less stress later.

2️⃣ Get Pre-Approved
This step is key. A pre-approval tells you (and sellers) exactly how much buying power you have. It also makes your offers stronger and faster to act on.

3️⃣ Choose a Lender + Mortgage Type
Not all loans are created equal! Your lender will walk you through options: conventional, FHA, VA, or first-time buyer programs, and help find the best fit for you.

4️⃣ Submit Your Application
Once you’ve found your home and your loan, it’s time for paperwork (lots of it 😅). Your lender will verify your income, assets, and credit to lock in your approval.

5️⃣ Attend Closing + Sign Docs
This is the exciting part! You’ll review your final loan terms, sign your documents, and officially become a homeowner. 🥳

6️⃣ Start Making Payments
You did it, welcome home! From here, it’s about building equity and enjoying the space that’s finally yours.

House hunting? YAY! But before you dive in, here are a few things you absolutely don’t want to do if you want to avoid headaches, delays, or losing the house you love.

❌ Don’t skip pre-approval// Touring homes before knowing your true budget is a heartbreak waiting to happen.

❌ Don’t drain your savings// Big purchases or sudden transfers can make lenders nervous.

❌ Don’t sign up for new credit cards, finance a car, or buy new furniture// Even if you’ve been approved, your lender will check your credit again before closing. One new loan or a pretty new couch on a credit card can derail the deal. Wait until after you’ve closed to celebrate with purchases.

❌ Don’t rely solely on online estimates// Zestimates and online calculators are just that: estimates. A local agent can give you a real picture of value.

❌ Don’t try to do it all alone// Having a pro by your side keeps you from making costly mistakes and makes the process way less stressful.

Here’s the truth: buyers who keep waiting for the “perfect rate” are often the ones who miss the best opportunities.

While others sit on the sidelines waiting for the market to shift, today’s active buyers are:
