Movement doesn't come from perfect rates. It comes from options.

For a long time, 3% interest rates kept many homeowners feeling frozen, even as life changed around them.

What's different now is the combination of two things happening at once:
📉Homeowners who bought in the last few years at higher rates are refinancing into the 5s and gaining breathing room.
📉At the same time, many of the 3% group are sitting on significant equity gains from the last five years, and the gap between the mortgage rate (and payment) that they have and what they'd move into is no longer as wide as it once was.

That combination is what changes the conversation. It creates flexibility and the ability to move for lifestyle, family, or timing reasons without feeling trapped by the math.

This is how 🏠 inventory unlocks. Not because rates are
perfect, but because enough people finally have options again.

Aging in place is a goal for many homeowners 🏠 The challenge is that most homes weren't designed for it.

In Maryland especially, so much of our housing stock was built for a very different season of life. Stairs, split levels, narrow hallways, long driveways, waterfront upkeep, and ongoing maintenance all add up over time.

At some point, the conversation shifts from "Can we make this work?" to "Does this still support how we want to live?" and "How long can we handle the physical challenges?"

That's when downsizing or relocating becomes less about the market and more about ease, safety, and quality of life.
As an agent on the street, I understand the driving forces behind why buyers and sellers choose to move. And it's almost always tied to a life transition, not a market headline.

Downsizing is rarely about square footage. It's about the season of life. 💼➡️✈️

With retirement often comes decisions about where you want to live now and how you want life to feel in the years ahead.

Thoughts start to surface: Space you no longer need. Maintenance that starts to feel heavier. A desire for simplicity, ease, or proximity to family.

Baby boomers also happen to be the largest holders of real estate in America, which means when these personal decisions start to surface, they don't just affect one household. They influence the housing market in very real ways.

As an agent on the street, I see these conversations unfolding quietly every day, long before a home is ever listed.

👶🏼 Pandemic babies are starting to turn 5️⃣ this year.

That means kindergarten is on the horizon. That matters more than people realize.

When families start thinking about kindergarten, they’re not just thinking about school. They’re thinking about neighborhoods, school districts, routines, commutes, and where they want their kids growing up. Often that means a move to get positioned for elementary school.

Those conversations don’t happen loudly.
They happen around kitchen counters, months before any decisions are made and long before a home ever hits the market.

This is one of several forces shaping the next phase the market. Understanding them helps both buyers and sellers plan for what’s coming before it shows up in headlines.
