5 Things First-Time Buyers Should Know Before House Hunting 🏡

Know your budget, not just your pre-approval.
Factor in your monthly payment, property taxes, insurance, HOA fees, maintenance, and closing costs.

Know your credit score. A stronger score can help with your purchase power.

Decide what you need versus what would simply be nice to have. Prioritize location, budget, and must-have features. Be willing to compromise, as your first home probably won’t be perfect.

Get pre-approved before you start seriously shopping.
A pre-approval helps you understand your price range and can make your offer stronger when you find the right home.

Added tip: Don’t skip the home inspection.
A beautiful home can still have expensive surprises. A professional inspection can help you understand the property’s condition before you commit.

Choose your agent carefully.

If you’re interviewing a Realtor, these are the top 3 questions I’d recommend asking:

“What is your strategy for helping me achieve my goal?”

Look for a specific plan, not a generic answer. For sellers, this should include pricing, preparation, marketing, and negotiation. For buyers, it should include market strategy, property evaluation, and offer negotiation.

“How will you communicate with me throughout the transaction?”

Ask how often they typically communicate, how quickly they respond, and whether you’ll work directly with them or primarily with a team.

“What makes you different from other Realtors?”

This reveals their actual value proposition. The best answer should demonstrate local market knowledge, negotiation skills, marketing expertise, service, and a clear commitment to the client experience.

Bonus question:

“Can you give me an example of a challenging transaction you handled and how you solved it?.

This is one of the best ways to determine whether a Realtor can actually perform under pressure, not just sell themselves in an interview.
