Buyers, I want to take a few minutes today to explain why working with an agent who will actually do the research before telling you to write an offer is so important.
Recently, I had the opportunity to show a home to some very dear friends of mine. They walked in and immediately fell in LOVE with it. ❤️
We did, however, have some concerns about the price. They asked me what I thought they should offer, and my response was simple:
“I’m not sure yet. I need to go do some research.”
So that’s exactly what I did.
I pulled comparable sales from the area, looked at what similar homes had actually sold for over the last six months, and quickly realized the home was priced higher than the market supported.
I put together an email for the listing agent with our research and documentation explaining why we felt the home was overpriced.
To our surprise, the agent agreed with us. She wasn’t unaware of the market, she was simply representing her sellers and listing the home at the price they requested.
I could have easily told my clients, “The price looks fine, let’s make an offer,” and moved on. But that’s not how I work.
My clients trust me to tell them the truth, even when the answer requires a little more work behind the scenes.
This is what and mean to me.
