What a reminder for the seasons when life doesn’t go exactly the way we planned.

Rejoice in HOPE. ❤️
Be PATIENT in the hard places.

Sometimes the answer comes quickly. Sometimes the season lasts longer than we ever expected. And sometimes God is working in ways we simply cannot see yet.

But through all of it, we can hold on to hope and keep bringing it back to Him in prayer.

Now, can a Zestimate be a fun starting point? Absolutely! We’ve ALL looked up our house just to see what that number says. 😂👀

But here’s what that computer-generated estimate CAN’T do…

🏡 It can’t walk through your home.
🔨 It can’t see the updates you’ve made.
✨ It can’t evaluate your home’s actual condition.
📍 It can’t experience your exact location the way someone who knows the area can.
📊 And it can’t replace a personalized look at current comparable sales and what’s happening in YOUR local market.

That’s why pricing a home takes more than typing an address into a website.

When I work with a seller, I’m looking at the whole picture — your home, its features and condition, recent comparable sales, current competition, and our local market — to help you develop a pricing strategy that makes sense for YOUR property.

Technology is a great tool.

Have you ever looked at two homes that seem almost identical and wondered…

“Why is THAT one priced higher?” 🤔

Same neighborhood.
Similar size.
Similar style.

But two completely different asking prices.

Here’s the thing—“similar” doesn’t always mean IDENTICAL. 👀

There can be a lot happening behind those numbers:

🔨 CONDITION & UPDATES
One home may have a newer roof, HVAC, flooring, kitchen, bathrooms, or other improvements.

📍 EXACT LOCATION
Even within the same neighborhood, the specific lot, street, traffic, views, or surroundings can make a difference.

📐 LOT, LAYOUT & FEATURES
Square footage may be similar, but the floor plan, lot size, garage, storage, outdoor space, or special features may not be.

💰 SELLER’S PRICING STRATEGY
And remember—an asking price is what a seller is ASKING. It doesn’t necessarily tell us what the home will ultimately sell for.

That’s why comparing homes isn’t always as simple as saying, “Well, the house down the street is listed for…”

The DETAILS matter. 🏡❤️
