This one feels GOOD. 🥹🏡🔑

I’m officially celebrating over $1 MILLION in real estate production this month!

Every showing, every phone call, every late-night text, every offer written, every problem solved, every door knocked, every follow-up… it all adds up.

But what I’m most grateful for are the people behind that $1 million. ❤️ Families who trusted me to guide them through one of the biggest decisions of their lives.

Your budget and your buying power aren’t always the same thing. 🏡💰

You may have a monthly payment in mind, but your actual buying power is affected by things like your interest rate, down payment, loan program, property taxes, insurance, HOA fees, and even seller credits.

That’s why I don’t want buyers automatically ruling out homes based on the list price alone. Sometimes there are creative ways to structure the numbers so a home you thought was out of reach may actually fit your monthly budget.

And the opposite can be true too—a home at the “right” price may have expenses that push the monthly payment higher than you’re comfortable with.

✨ The goal isn’t to buy the most expensive house you qualify for. It’s to find the right home AND a payment that makes sense for your life.
