California victory AB 1157 failed to pass !!
What does this mean? AB 1157 also called the affordable rent act was a bill introduced in the California legislature that propose significant changes to the states current rent Law AB 1482 from 2019 it's intent was to strengthen tenant protections by one lowering the allowable annual rent increase from the current rent cap of 5% plus inflation or 10%, whichever is lower or to a stricter cap of 2% plus inflation or 5% maximum to eliminating exemptions for single-family homes, condos, ADU and other separately owned dwellings meaning more types of rental units would be subject to statewide rent control three removing the
2030 Sunset date on the current tenant protection act provisions, making them permanent.
What this means right now because AB 1157 failed to pass out of the committee in the 20 25-26 session. It will not take affect this year current law under AB 1482 remains in effect, including rent, cap of up to 5% plus inflation or 10% maximum any 12 month period to exceptions for certain housing types. Example of single-family homes in some cases three sunset date of 2030 meaning the law currently expires then unless amended in the future.

How HOA Dues Affect Buying Power
"Here's something most buyers don't realize until they're already shopping for homes • HOA dues directly affect your buying power.
Let's break this down simply.
If your max monthly budget is, say, $4,000 a month, that number has to include:
Your mortgage
Property taxes
Insurance
AND your HOA dues
So let's say you're looking at a condo with a $500
HOA.
That means instead of qualifying based on $4,000
for the home,
you're now qualifying based on $3,500.
That $500 HOA can reduce your buying power by tens of thousands of dollars.
Now imagine:
$300 HOA vs $600 HOA
Or a single-family home with no HOA at all
Same income.
Same buyer.
Very different price range.
HOAs aren't bad-but they're a monthly obligation lenders count just like a car payment.
That's why it's so important to talk strategy before you start shopping.
