🏡 24,282 active listings — Up approximately 14.5% from September 2025.
📉 Buyer activity is slowing — Approximately 5,500 homes are under contract, down from more than 9,000 earlier this year.
⏳ 112 days of housing supply — Buyers have more options and more time to make informed decisions.
💰 55.1% of recent closings included seller concessions — That’s more than half of buyers potentially receiving help with closing costs, interest rate buydowns, or other negotiated expenses.
🏷️ Thousands of price reductions every week — Sellers are adjusting their expectations as competition increases.

FOR BUYERS: Your negotiating power is growing! The right opportunity could mean negotiating closing costs, repairs, or even an interest rate buydown. Remember, the best deal isn’t always the lowest purchase price. It’s the best overall deal for YOUR situation.
