☕🍩 Has Tipping Gone Completely Off the Rails? 🍩☕

This morning I decided to treat myself to a half dozen donuts from Dunkin’. Simple mission: drive through, order donuts, pay for donuts, receive donuts.

Apparently, I missed a step…

💸 Tip for the donut handoff.

As I pulled up to pay, the employee handed me the card terminal and said, “That’s a question for you.”

Sure enough, the screen was asking me how much I wanted to tip.

Now don’t get me wrong—I absolutely believe in tipping people who provide great service. Servers, bartenders, delivery drivers, hair stylists… absolutely.

But I’m sitting in a drive-thru. I ordered six donuts. Nobody carried them across town. Nobody waited on my table. Nobody performed emergency pastry surgery.

Someone put a box of donuts in a bag and handed it through a window. 😂

At this rate, I fully expect:
✅ Tip your self-checkout machine
✅ Tip the gas pump
✅ Tip the ATM for giving you your own money
✅ Tip your refrigerator for keeping your food cold

America, we need to have a meeting. 🤣

Maybe I’m becoming that person yelling at clouds, but the tipping prompts are showing up everywhere, and it’s starting to feel less like appreciation and more like a pop quiz every time I buy something.

Today I had the privilege of completing the final walk-through with a very special client—a hardworking young entrepreneur and first-time home buyer.

From our first conversation to today’s final inspection, this journey has been filled with excitement, challenges, learning experiences, and plenty of milestones. Through it all, he stayed focused on his goal of homeownership, and today we officially made it to the finish line!

House Hunting in 90+ Degree Heat: Real Estate Is a Sport! ☀️🏡

If you’ve ever gone house hunting in 90+ degree weather, you know it’s less like a casual tour and more like an Olympic event. Between the blazing sun, hot driveways, and sprinting from one air-conditioned home to the next, everyone deserves a gold medal!

As a REALTOR® in the Triangle area of North Carolina, I always remind my buyers to come prepared:

* 🥤 Bring water and stay hydrated.
* 👟 Wear comfortable shoes—you may be climbing stairs and exploring backyards.
* 🕶️ Dress for the heat but keep it easy to slip shoes on and off if needed.
* 🚗 Give your car a few minutes to cool down between showings (your steering wheel will thank you!).

And here’s a little secret: the weather shouldn’t rush your decision. A home that feels perfect in 95-degree heat should still feel perfect when the temperatures drop. Take your time, ask questions, and focus on the house—not just the air conditioning!

A little humor…

By the third showing, everyone’s saying:

What Saturday looked like for me… 😂☀️

No 5 a.m. alarm today. I actually slept in… and honestly? Yes, and thank you! 😅

✔️ Picked up my daughter from her overnight staycation.
✔️ Did a little yard work (the weeds are still winning, but I showed up). 🌱
✔️ Picked fresh tomatoes from the garden—nothing beats homegrown! 🍅
✔️ Cleaned my car inside and out, and I’m going to enjoy the 24 hours before someone puts crumbs back in it. 🚗😂
✔️ Watched In the Grey for a little downtime. 🎬

Now I’m wrapping up the day the best way possible:
🥔 Homemade potato salad
🌽 Fresh grilled corn
🍗 Delicious grilled chicken on the grill

Nothing fancy. No big adventure. Just one of those real Saturdays that reminds me happiness is often found in the simple things… and in pretending my car will stay clean until Monday. 😆❤️

🐦❤️ Today turned into an unexpected rescue mission!

I noticed two baby birds frantically flapping their wings in a nest under our covered patio. My husband said, “I think they’re stuck,” so I grabbed a ladder to take a closer look. Sure enough, their tiny little legs had become tangled together and caught in some nesting debris and bird droppings.

After carefully working to free their tiny feet, I was able to untangle them both. The best part? As soon as they were free, they spread their wings and flew away. 🥹

It’s amazing how such a small act can make such a big difference. Today, two little birds got a second chance at flight. ❤️🐦✨

Good deed for the day: complete. ❤️🐦✨

🏡 Friday Real Estate Talk: Repair Requests — The Part of Real Estate Nobody Warns You About 😅

One of the biggest emotional rollercoasters in a North Carolina real estate transaction?
The repair request phase after the home inspection.

This is usually the point where:

buyers suddenly panic,
sellers get defensive,
inspectors become the most talked-about person in the transaction,
and REALTORS® start drinking extra coffee ☕😂

The reality is this:

Every Home Has Something

I don’t care if the home was built in:

1994,
2024,
or yesterday at 2 PM…

A home inspector is going to find something.

That’s literally their job.

Home inspections are designed to identify:

safety concerns,
maintenance issues,
things not functioning properly,
and items buyers should simply be aware of.

And yes — even new construction homes can have inspection reports several pages long.

Repair Requests in NC: How It Works

In North Carolina, once inspections are completed, buyers have the opportunity during the Due Diligence period to request repairs, credits, or concessions from the seller.

Important word there:

REQUEST.

Sellers are not automatically required to fix everything on the inspection report unless previously agreed upon.

This becomes a negotiation.

Sometimes it’s simple:
✅ Seller agrees to repair a few items.

Sometimes it gets more complicated:
😅 Multiple contractor quotes
😅 Debates over what’s “major” versus “minor”
😅 Credit requests
😅 Scope of work disagreements
😅 Hidden issues discovered later

Welcome to real estate.

My Approach as a Buyer’s Agent

When I represent buyers, I always encourage them to focus on:

Safety concerns
Major system issues
Expensive repairs
Functional problems

Not every scratched outlet cover or tiny cosmetic item needs to become a battle.

A good strategy matters.

If buyers request every single line item on a 50-page inspection report, negotiations can quickly become tense and overwhelming.

I help my buyers prioritize what truly matters while also helping them understand:
🏡 no home is perfect,
🏡 maintenance is part of homeownership,
🏡 and not every issue is a deal breaker.

My Approach as a Listing Agent

When I represent sellers, my role shifts a little.

I help sellers:

understand what requests are reasonable,
identify what may become lender or insurance concerns,
evaluate contractor quotes,
and avoid overreacting emotionally to inspection reports.

Because trust me… sometimes inspection reports can sound scarier than they actually are.

I also help sellers determine:

what makes sense to repair,
when offering credits may be smarter,
and how to keep the transaction moving forward.
The Biggest Thing I’ve Learned?

Communication matters more than almost anything during repair negotiations.

A calm, reasonable approach usually gets further than panic and frustration.

And honestly? Humor helps too.

Because sometimes you’re negotiating:

siding quotes,
crawlspace moisture,
missing GFCIs,
and a fireplace pilot light…
all before lunchtime. 😂

Not the fake overly processed stuff — I’m talking rich, creamy, fresh, homemade goodness loaded with flavor and made with simple ingredients. The kind of ice cream that makes you close your eyes after the first bite 😂

These bubble cones, soft serve mountains, chocolate dips, whipped cream… Denmark does dessert DIFFERENT. Pure quality. Pure happiness.

I’ve tried ice cream all over, but this? This is the only kind I truly love every single time 🇩🇰✨
