I moved here from the D.C. suburbs, and Apex became my furthest point north. I never looked back.

Friends who grew up here ask what made it stick. The honest answer is the small stuff. Saturday mornings on Salem Street. The way neighbors casually wave. The sound of kids splashing at the pool. Hot yoga on a Tuesday, book club on a Friday, a 5K on a Saturday, and football on Sunday. A community big enough for growing and small enough that you recognize half the room.

Real estate, for me, was never about square footage. It is about helping someone else find the place that does for them what Apex did for me — the place where the next chapter actually starts.

That is the whole job. And after more than a decade in this market, it still does not get old.

A question I get more than almost any other: “How much do I really need for a down payment?”

The 20 percent number gets repeated so often that buyers in SW Wake County assume it is the law. It is not. Plenty of loan programs let qualified buyers put down 3, 5, or 10 percent, and there are first-time-buyer paths in North Carolina that go even lower.

Here is the part nobody tells you: putting less down is not always the “wrong” answer. Sometimes it is the smartest move. It depends on your savings cushion, how long you plan to stay, and your monthly comfort number.

The right number is the one that lets you sleep at night after you move in.

Ten years ago, 100 Women Who Give a Hoot held its first meeting in the executive founder's living room in Apex, NC.

I was there — and I've been honored to be a member and sponsor ever since.

Tuesday night, at The Chapel at Dix Park, I watched that same small group of women who believed in the power of collective giving celebrate something extraordinary: over $1.3 million in combined chapter donations returned to this community across a decade.

At this year's Decade of Giving event, more than $25,000 was distributed to three Triangle nonprofits in a single evening — 1 of US (women's cancer research and care), KIRAN (domestic violence prevention in NC), and the Brain Injury Association of North Carolina. That's what 100 women, giving $100 a quarter, can do when they stay committed.

This organization was founded right here in Apex. It grew right here in Southwest Wake County. And it's proof that community-rooted giving changes lives — one quarter at a time.

Grateful to have had a front-row seat from the very beginning.
