**Apollo Beach Spotlight:**
Total Homes for sale: 349 (down 22 from May 18 @ 371)
Waterfront homes: 117 (down 11 from May 18 @ 128)
The numbers this week tell a story worth paying attention to. Across SouthShore, total inventory dropped from 1,544 to 1,516.
Apollo Beach overall came down from 371 to 349. But the most telling number is waterfront. Waterfront listings dropped from 128 to 117 in three weeks, and that does not happen by accident.
Here is what does happen every single year in Florida. May wraps up and families exhale. School is out, graduations are done, Mother's Day is behind them, Memorial Day weekend gave everyone a moment to breathe and dream a little. And then June arrives and those families who spent all spring saying "we need to do something about this" finally do something about it. June and August are historically the second and third highest sales months in Florida year over year, trailing only March. The window between school letting out and school starting back up is real, it is predictable, and it is happening right now. Buyers who want their kids settled into a new home and a new school before August are not browsing anymore. They are making offers.
That is exactly what these inventory numbers are reflecting. The 30-year fixed rate averaged 6.48% as of June 4, down from 6.53% the prior week and meaningfully lower than 6.85% a year ago. Rates are not a barrier for the motivated buyer right now, and the motivated buyer is very much in the market.
Waterfront properties are moving first as they always do, and well-priced homes in communities like MiraBay and Waterset are getting attention from buyers who know what they want and have a calendar deadline to meet. If you are a seller sitting on the fence, the family that wants to be in your home before school starts is already out there looking.
If you are a buyer, the inventory that dropped this week is inventory that is not coming back. Showings have tripled on those listings.
