If you moved to Florida last year and were a resident in your home by December 31st, make sure to file your homestead exemption by tomorrow! It will reduce your tax liabilty for 10 years on your primary residence.

Under the homestead exemption, Florida law allows up to $50,000 to be deducted from the assessed value of a primary / permanent residence.

Your offer has been accepted on the home of your dreams!

Here are 5 things not to do when you’re under contract for your home purchase (this applies whether it’s resale or new build)

1. Don’t change jobs, become self-employed, or quit your job.
2. Don’t make any large purchases, even if you aren’t financing the purchase.
3. Don’t fall behind on any payments. This includes paying your taxes/back taxes.
(Fun fact: If you are a VA buyer, a VA loan will never be able to go through if you owe any money to the federal government)
4. Don’t spend money set aside for closing.
5. Check with your loan officer before making any large deposits - you may be required to provide additional documentation about the origin and nature of the deposit.

Always be forthcoming with your lender and your Realtor so all aspects of your home buying process can be stress free and easy.
