It is so essential to have a personal Agent when buying a new construction home. Legally, you don't need one, but take it from me, a Newbie Realtor, in the process of purchasing a new construction home, I am so glad I have the help of my broker, Natalie Arrowsmith and the entire team at Arrowsmith Realty.
Here are some personally reason why I would recommend an Agent:
-An Agent gives professional advice of the builder's reputation
-An Agent helps you to understand the process of buying a new construction home, e.g. time-line of building from beginning to end; taxes; understanding the language and documents used in the sale; finding a lender, and problems or delays that you need to factor in
-You are not paying the Agent's commission fee, the builder is!
-Never use the builder's inspection person; get your own!
-Buying a home can be very stressful and your Agent will help you through the tough decisions and expectations
-The Punch List. A punch list is a document that lists the final touches and work items remaining before a construction project is considered complete. Contractors add all work that does not conform to the specifications in the construction contract to the punch list. Think of it as a mini-dress rehearsal before the big day! Please take your Agent with you when doing your punch list. Your Agent will see things you won't see!
- Finally, take your Agent to the closing, if they are available. They are your eyes and ears!
