Someone asks you to co-sign. You want to help. 📉

Understand what you’re agreeing to: that debt is now attached to your credit. If they miss a payment, your score takes the hit — and you may find out at the exact moment you’re trying to qualify for your own mortgage.

Estefy Borns and Marina Aguirre see this constantly with first-time buyers. Protect your credit in the year before you apply. The favor can wait.

Your family’s savings circle is not a red flag. But underwriting doesn’t know that. 💵

A tanda works like this: a group contributes money regularly, and each member takes a turn receiving the pooled amount. Generations of families have built real savings this way.

Here’s the catch. When you apply for a mortgage, the lender has to verify where every dollar came from. Those recurring transfers look like questions that need answering — and if nobody prepared you, it stalls your file.

Estefy Borns and Marina Aguirre explain how to document it properly on Home Turf.

Speaking the same language isn’t the same as understanding each other.

That’s the line that reframed this whole conversation for me. 🏡

This week on Home Turf I sat down with Estefy Borns and Marina Aguirre, bilingual Realtors working with the Twin Cities Hispanic community. Estefy also serves as president of our local NAHREP chapter.

Here’s what I didn’t fully appreciate before: you can translate a purchase agreement word for word and a buyer can still be lost. Because the gap isn’t vocabulary. It’s a credit system they didn’t grow up inside, savings habits that don’t look the way underwriting expects, and paperwork that assumes you already know how this works.

We got into:

💵 Why cash savings turn into a documentation problem at the worst possible moment
📉 The credit mistakes that show up right before an application, including co-signing
👨👩👧 How multigenerational buying actually works when several people contribute
📍 Where the Twin Cities market sits right now, and Latino homeownership trends
🤝 What NAHREP does, and who can join

If you’re thinking about buying in St. Paul or Minneapolis, start with a lender conversation earlier than feels necessary.

The first thing he told me was what he isn’t. 🧠

Matthew Bentley’s book is called What Video Games Taught Me About My Mental Health: A Layman’s Perspective. That subtitle is deliberate. He’s not a clinician and he won’t pretend to be.

What he is: an activist trying to get the discussion going.

And by his own admission, he gets it going.

More people should be this honest about where their authority ends.

I asked him to name what Tetris actually teaches you. 🧩

Matthew “Theology” Bentley didn’t hesitate long. The big one is knowing when to quit the board you’re on and start a new one.

Because treating a single game like it’s life and death is the mistake. It isn’t. You get another one.

Simple. Then you sit with it for a minute and it isn’t.

“It’s super weird, but it’s one of the best stories I’ve ever seen in a video game.” 🎮

That’s Matthew Bentley - better known as Theology - and about ten minutes into this conversation I realized he wasn’t talking about video games at all.

Matthew is a video game music DJ and a mental health activist here in the Twin Cities. He also wrote a book called What Video Games Taught Me About My Mental Health: A Layman’s Perspective, and he’s very clear that he’s not a clinician. He’s someone who wants the conversation to happen.

We got into in this super interesting conversation:

🧩 What Tetris teaches you about knowing when to start over
🧠 The work Guild does in St. Paul around mental health, housing and jobs
🏙️ Why he and his wife chose 800 square feet and walkability over a house
⚖️ When gaming stops being a hobby and starts being a problem

His line about Tetris stuck with me: one game isn’t life and death. You get to start another one.

You can be the most likable person in the room.

And still lose every ounce of trust.

Mercedes Forslund said it plainly: if you don't do what you say you're going to do, you're just spinning your wheels.

Likability opens the door.
Follow-through is what keeps you in the room.

Systems. Discipline. Doing the thing you said you'd do. 🤝

That's the whole game.

The best lender support has nothing to do with the loan.

Mercedes Forslund's whole job is helping Realtors build business outside the transaction.

Client appreciation events.
Social media and marketing.
Staying connected to your database in a way that doesn't make people cringe.

Because the follow-up isn't the problem — the salesy follow-up is.

Her words: it should feel authentic. 🎯

You can be the most likable person in the room - and still be impossible to refer.

That line from Mercedes Forslund stopped me mid-conversation on this week's episode of Home Turf.

Mercedes is a mindset expert and business developer for the Oliver White Team at Fairway Mortgage. She also used to give herself pep talks in the car before networking events because she thought she'd hyperventilate. Now she does it for a living.

What we got into:
🎯 Why most referral problems aren't a trust problem - they're a friction problem
🤝 Starting real conversations without a pitch (plus the FORD framework)
🧘 "Feel your feet" - her 10-second reset for a brutal day

She's also a trustee with the MAR Foundation, which funds Minnesota nonprofits working to end homelessness.

Likability gets you remembered. Follow-through gets you referred.

The video you didn't post was probably the good one.

No script. No lighting. No third take.

Marshall Saunders has been in film and real estate since the 90s, and his take surprised me: the phone video you shoot standing in an open house, saying one honest thing, usually lands better than the polished one you spent a week on.

Polish isn't the thing people respond to. Showing up is.
