After a slow start to the spring, the housing market has finally stirred.

Sales of existing homes climbed 3.2% in May to their fastest pace since December. That beat what many economists were expecting, and it happened even with mortgage rates still remaining high.

Here's the part that stands out: first-time buyers made up 35% of all purchases last month. That's the biggest share since June 2020. The people who've been priced out for years are finally finding a way in.

Why now? More homes are sitting on the market, which gives buyers room to negotiate instead of getting dragged into a bidding war the same afternoon they tour a place.

None of this means prices are crashing. It means buyers have a little more leverage than they did a year ago, and a lot of them are using it.
